Krispy Kreme Owner Takes Offices at New Fifth Avenue Skyscraper

By Natalie Wong
July 24, 2025

Quote:
JAB Holding Co., the investment firm behind Krispy Kreme Inc., signed a lease at a new 1,002-foot-tall tower on Manhattan’s Fifth Avenue.

The firm has signed a lease to occupy the 11th floor at 520 Fifth Ave., taking roughly 11,600 square feet (1,070 square meters) of space, according to a statement Thursday. It’s JAB’s first significant office space in New York City.

“Establishing a presence in the heart of midtown Manhattan is a meaningful milestone for our team,” Lauren Aguiar, a partner and chief legal officer at JAB, said in the statement. “We’re proud to join a development that embodies the future of work and sets a new standard for workplace culture in the city.”

JAB is an investment vehicle for the Reimann family, whose wealth stems from the 19th-century founding of German industrial-chemical maker Benckiser. JAB has made a variety of bets in the consumer space, including buying Peet’s Coffee, Panera Bread and Pret A Manger.

The owner of 520 Fifth Ave., New York-based Rabina, has signed leases for nearly 30,000 square feet of space. The office tenants — the first at the building — include New York-based private equity firm Ancient and a biotechnology hedge fund. They’re expected to move in starting later this year.
Quote:
The offices at 520 Fifth, located at Fifth Ave. and West 43rd St., range from 6,800- to 12,300-square-feet spanning 25 floors with private terraces and operable windows.

“The response to 520 Fifth Ave. has been remarkable,” said Benjamin Bass, vice chairman of Jones Lang LaSalle Inc., which handles leasing for the building’s office space. “As momentum continues and the project gets closer to delivery, we are seeing strong interest from prospective tenants, with active negotiations underway on several other office floors.”

The tower, which is steps from Bryant Park and Grand Central Terminal, also includes 100 luxury condominium residences and Moss, a private members’ club.

Residential sales launched in April of last year and more than 90% of the units have been sold.

Investment Firms JAB, Ancient Sign Office Deals at 520 Fifth Avenue

By Mark Hallum
July 24, 2025

Two new tenants are moving into Rabina’s 520 Fifth Avenue, the first lease signings in the new mixed-use development.

JAB Holding Company, the global investment firm behind Krispy Kreme, signed a lease for 11,634 square feet on the 11th floor of the 1,002-foot-tall office, residential and retail building a block north of the New York Public Library’s main building, according to the landlord.

Separately, private equity investment firm Ancient, founded by Alexander Klabin, leased 8,682 square feet on the 14th floor of the building.

Rabina did not disclose the asking rent or the length of the leases, but the average asking rent in Midtown in the second quarter of 2025 was $82.28 per square foot, according to a report from CBRE.

“These organizations perfectly align with the ecosystem we are hoping to build here: impactful, forward-thinking, and world-class,” Rabina president and CEO Josh Rabina said in a statement.

Excellent design for a giant who needs a cheese grater.

Jokes aside, I like the massing of this one.

This would currently be the tallest building in all of Canada and it's a very sleek elegant art deco design hardly a cheese grater.

erm, ok. I said that I liked the building, so why the need to get defensive?

The windows remind me of this building in Montreal, which has long been likened to a cheese grater.

BTW Canada has at least 3 supertalls currently under construction.

Cleaned up this thread a bit, I don't know how it got on the topic of Canada.

Anyway, that building above is terrible, and with somewhat similar shaped windows, looks nothing like this beauty.

That base cladding was what I was waiting for and was totally worth the wait.

Texas Capital signs lease at Rabina’s 1,002-foot-tall Fifth Avenue project

Texas Capital Takes 7K SF at 520 Fifth Avenue

By Amanda Schiavo
September 18, 2025

Quote:
Texas Capital, a full-service financial institution, has signed a 6,697-square-foot lease at Rabina’s 520 Fifth Avenue, the developer announced.

Texas Capital will be moving to the 28th floor of 520 Fifth Avenue either later this year or early next year depending on the completion of construction. The Texas bank’s current New York City address is listed on its website as 1501 Broadway, two blocks west of its future offices.
Quote:
“Texas Capital Bank was drawn to 520 Fifth’s unique combination of boutique full-floor offices, world-class design, and unrivaled amenities, creating a workplace experience that simply doesn’t exist anywhere else in New York,” Bass told Commercial Observer via email. “We are seeing extraordinary demand from high-profile companies who want to be part of this one-of-a-kind ecosystem at the center of Midtown.”

C&W declined to comment.

“Our move to 520 Fifth Avenue is reflective of our commitment to strengthening our growing presence at the heart of one of the world’s most influential financial markets,” Rob Holmes, chairman, president and CEO of Texas Capital, said in a statement. “With its world-class design and unmatched location, this new office space will provide an exceptional experience for our clients and employees. We look forward to opening our doors to current and future clients in early 2026.”

520 Fifth Avenue is an 88-story mixed-use tower slated for completion by the end of this year. Rising a block and a half north of the main New York Public Library, the building offers 100 residences as well as 200,000 square feet of office space. Rabina is also offering a private club and ground-floor retail.

“Texas Capital’s decision to relocate to 520 Fifth Avenue is a powerful endorsement of the vision we are realizing — establishing this address as one of New York’s premier business destinations,” Josh Rabina, president and CEO of Rabina, said in the statement. “Once complete at the end of this year, the building will provide our office tenants with a best-in-class work environment.”

I find this a hard building to love. The massing is great, and the cladding is decent, but the window treatments feel off - it feels a little bit like the design hasn't been fully figured out with this project.

Still looks good in some photos, but it's missing something.
