Looking at the 3 sisters website, it shows how many units are available for each floor plan. There are currently 34 units listed as available. If this is accurate, it's pretty impressive.

In the back of my mind I keep asking myself if all this residential construction will catch up with demand, and could we see a development slow down in Moncton.

Then I remember the report by the city a few months back stating that the city is estimated to require 3,286 new housing units immediately and an additional 1,826 units annually.

34 vacant units across two completed and occupied towers equals an 89% occupancy rate. That's not bad if you ask me. As final construction work is finished, and as more and more commercial space in the podium is filled, I'm sure more residents will be attracted to this development.

Yes I agree. It appears that these units are very desirable indeed. Looking at the CMHC vacancy rates for downtown Moncton only confirms how strong the market is.

It's just too bad that the Junction & St. Bernard's place developers wouldn't get going with their projects.

Sounds like St. Bernard’s is going to get a start but with considerably less floors.

What have you heard?

I have heard something similar, but was hesitant to make a post because I was uncertain regarding the quality of the source.

Yeah, that’s what I heard too. This qualifies as “multiple sources.” I hope it isn’t true.

Jemmy Gourmet is a pretty nice addition to The Three Sisters. We tried it yesterday and it was packed (the inside anyway). The patio was mostly unused.

- Jemmy Gourmet Bistro & Bakery
- Soika European Grocery & Cafe

Soika will be located on the Record Street side, immediately next to Jemmy Gourmet Bistro. That will be a powerful one-two punch for generating traffic.

I can't wait to see what comes next!
Lots of interior work ongoing on the Record Street side of the podium of the First Sister next to Jemmy Gourmet. This would appear to be for Soika. Interior framing is being installed. The work extends across several adjacent CRUs, which I presume are being combined for this European grocer.

Coming soon signage for Soika European Grocery at the Three Sisters, next to Gemmy Gourmet.

Retail Talk & Share photo

A grocery store in the podium of the First Sister will be a big selling point for prospective residents of this development, and for the Gateway Towers next door.

This store will occupy several adjacent units and will be a decent size.

So Soika is going to be more than just a grocery store. They are also partnered with Borsch House which is a Ukrainian cafe/restaurant.

The Three Sisters are picking up some very quality places! It’s really changing this area.

Current location on Spring Garden Road in Halifax. Soika is also from Halifax, and is also Ukrainian just like Borsch House. The third link above suggests Borsch House will have a dedicated space and individual signage within Soika. I don't know if they will have a separate entrance.

Updated list of commercial tenants for the Three Sisters:

- Bright & Brine Fine Art Gallery
- Safir Moroccan Spa
- Mancuso Clinic
- Jemmy Gourmet Bistro & Bakery
- Soika European Grocery
- Borsch House Ukrainian Cafe (in association with Soika)

From the Three Sister website:

Quote:
Three Sisters towers 1 and 2 consists of 294 apartments and are now over 95% leased. We are very excited to see how Moncton has embraced our unique community.

Tower 3 is now preleasing for July 2026 occupancy.
The Three Sisters are obviously a fantastic success storey - over 95% leased (residential), and, a half dozen quality commercial tenants either opened or under construction, including an on site (European) grocery store

The Three Sisters are quite imposing when viewed from Lutz street. Taken 2 days ago.

I have intelligence that the tower crane at the Three Sisters will be coming down very soon.

I imagine the pieces will be stored across the street at the Gateway Towers site. It is probably a bit too soon to reinstall them there yet.

There’s a mobile crane on the gateway site now so if the tower crane doesn’t come down tomorrow it will most likely be the starting of the next week.

The intelligence that I had actually specifically indicated the tower crane was coming down tomorrow, but, I was aware of the storm tomorrow therefore I was a little more circumspect in my prediction and said "soon."

I suspect the crane will come down early next week.

Here's a link to a facebook video showing a large mobile crane preparing to dismantle the tower crane at the Three Sisters.
