I noticed Combie just updated their site plan for Filles de Jesus Ave. The leased spot next to Nancy Nails will be a Mid East Restaurant called Pita Land.

I drove into the Harrisville Logistics Park this evening for a look around.

All road barricades have been removed, and the street network is now fully curbed and paved. The main streets all have separated multifunction triais. It looks very nice. The park is larger than it looks on the street plan.



I drove in via Eddie Street, which was quite interesting. The road gives a direct sightline to the BMW dealership on the other side of Highway 15, and the airport in behind. There happened to be a 747 air freighter on the tarmac as I was driving in, and it was impressive how large this plane looked in the distance.

They have laid down the concrete pad for the first tenant (lot 23-9). I have no idea who the building is being built for, I think several other lots may be in the early prep phase.

A very professional looking industrial park. This should build out quickly. If I recall, something like 70% of the lots have already been pre-sold.

Is that future southeastern extension of Aviateurs supposed to lead to an overpass to the airport entrance?

No official announcement, but it lines up perfectly with the airport access road. Given the name of the street, I think it is a slam dunk that this will be the eventual plan.

I posted this on the Dieppe thread several months back:

You can see they have a (light blue) future street extension of Aviateurs St. to "Route 115" (a typo - this is Highway 15). This does not show an actual interchange, so I think this extension is for an overpass over the highway. It is interesting to note that Aviateurs lies immediately across from the current airport exit off the 15.

How would they configure an interchange to Highway 15? Here is one possibility (perhaps the most likely possibility):



- Aviateurs Street continues over Highway 15 as an overpass, and connects directly to the airport access road.
- Existing northbound on/off ramps to the airport from Highway 15 would remain (but would likely have to be reconfigured).
- New southbound on/off ramps from Highway 15 leading to both the airport and the Harrisville Logistics Park will be built, but, will be offset from the overpass, and would instead connect to Babineau Blvd. A simple right hand turn onto Babineau, and another right hand turn onto Aviateur would lead you directly to the airport property.

Why do I think this is the way it will happen? Look at the southwest corner of lot 23-10 on the first image. See how it is truncated? I think this has been done to accommodate the ROW for a future off ramp.

Finally, why would you call a nondescript street in the new Harrisville Logistic Park "Aviateurs Street" unless it was eventually going to connect through to the airport. As far as I'm concerned there are absolutely plans for an overpass here. It's jut a matter of when it will be built.

The overpass does certainly seem inevitable. But might there be the possibility of a Highway Roundabout there (like the Route-8 Roundabout in Freddy)?

It would be a cheaper solution than an overpass, and still gives the direct access to the Airport that is currently missing. Highway speeds might be considered too high for it, and maybe traffic volumes are too high....

This is a limited access expressway with highway speeds of 120 km/hr. Traffic volumes on Highway 15 are higher than they are on the TCH. It would be suicidal to put in a roundabout. —, the existing Dieppe traffic circle already causes great consternation to the unwary.

A highway roundabout there would be further complicated by train tracks crossing it twice.

I did notice the very wide DOT ROW at the existing ramps on the eastbound side of Route 15. Definitely wide enough to accommodate shifting the ramps further apart and putting an overpass between them.

Infinity Aerials drone capture of the construction status of the new four unit satellite retail plaza under construction at the Elmwood Plaza off of Morton.



We can now confirm that one of the tenants will indeed be a second Moncton location for Mary Brown's. The status of the rumoured Fat — Burritos however is much less certain.

You can see the newly opened Dollarama in the background. The remainder of the retail strip however desperately needs a refresh, and, the parking lot seriously needs to be repaved.

A crane has been put up for the construction of a second apartment building on the NW corner of the dogbone roundabout at the Harrisville/Dieppe Blvd interchange on Highway 15. This is in front of the Fairfield Inn by Marriott.

Retail Talk & Share is reporting that Cannabis NB will join Mary Brown's as a tenant in this new strip.

The precast concrete walls for the first tenant in the Harrisville Logistics Park have been installed.



Still no idea who the tenant will be.

Apparently the tenant may be Manitoulin Transport (a logistics company out of Ontario). This makes sense as I had heard earleir that they were planning on opening a terminal in Moncton.

Site prep may have started for this new development on McLaughlin Drive
Passing by I've seen dump trucks and construction equipment working on the proposed area

Upon seeing your posts I went to investigate, I took these today and it looks to be processing left over material from the recent construction of the cul-de-sac looking area of the overall development. I could be wrong, actually I hope that im wrong lol. I want these buildings built!!!!

End of Glengrove Apartment buildings

Does anyone have the plans on all the build going down Glengrove Road in Moncton? They just did a new street and we're hearing 9 new apartment buildings are starting very shortly.

This is part of whatever remains of the Humphrey Brook Community Development Plan (after Robert Irving bought a large swath of land so that prying eyes can not spy on his horse paddocks).

A revised plan has not been brought to light AFAIK, but, the plan was always to promote higher density development, but, without the creation of really large apartment buildings. I would expect a gaggle of buildings in the 3-4 storey range.
