The Tower Fifth assemblage remains. A tower will be built there, but Macklowe lost the site to his lenders. I don't think there's any current public info on that assemblage.

As I recall, Crazy Harry owned a limited number of parcels. The whole assemblage included small parcels on 52nd Street that he would have had to acquire. However, as I recall, some other entity bought the 52nd Street parcels and plans to put its own offices there. Sadly, there isn't much of an assemblage to develop.

I love how it has the same taper as Chase tower. The towers will look great together as silhouettes at dusk when viewed from the east.

Why would it?

AARON ELSTEIN
August 5, 2025

Quote:
While Vornado looks to part with its Chicago and San Francisco buildings, it’s trying to bulk up further in New York, home to 90% of its portfolio. The firm hopes next spring to begin work on a 1.4 million square-foot office tower at 350 Park Ave. for financial firm Citadel. It recently finished the redevelopment of Penn 1 and Penn 2, at a cost of $1.2 billion, and last week Verizon Communications said it would relocate to the complex next to Penn Station from its longtime headquarters overlooking Bryant Park.

Roth said New York is “the single best market in the country by far” for office buildings and the numbers bear that out. New York’s office vacancy rate is 16%, according to JLL, better than any major city but not far below the city’s 17% record set in 1991.

Fantastic!

Once demo is done, will they need to build new foundations or can they reuse the old ones like at 270 Park?

It's a little similar to 270 Park, though to a lesser extent. Part of the site is over the rails...

Thanks. So while they'll be adding some new columns, they're not going to have to dig new foundations, right? If so, it seems that once demo is complete, this can start rising above ground fairly quickly.

Finally, we remain very excited about the redevelopment of 350 Park Avenue as Citadel with Citadel as our anchor tenant and Ken Griffin as our 60 partner.

The process to create this grand Foster and Partners designed 1,800,000 square foot tower on the west side of Park Avenue has begun and this new building will stand out as being truly best in class.

CDs are complete I. E. The building is basically designed and CDs are progressing. Last month the City Planning Commission voted to approve the project and we expect the final deal of approval from the City Council this fall.

Citadel is currently building out their interim swing space which will allow us to commence demolition of the existing Three fifty Park Avenue building in spring.

I am absolutely elated about our new tallest tower! Not only are we getting an iconic new masterpiece, but it’s also replacing an utter eyesore on Park. We’re also getting extraordinary additions to the streetscape.

I know we've been discussing different heights here on the forum, but the height of 1,650 feet used in this video is sourced directly from the official documentation submitted by the developers to the New York City Department of City Planning for formal review.

Official Source: NYC Department of City Planning - ZAP Portal
Project ID: 2024M0321
Specific Document: Draft Environmental Impact Statement (DEIS) - Chapter 1, "Project Description"
Page Number: Page 1-13 (page 25 of the PDF file)
Direct Quote: "The Proposed Building would rise to a height of approximately 1,650 feet to its architectural top..."

This is the official project height currently undergoing the city's Uniform Land Use Review Procedure (ULURP), making it the most accurate and up-to-date figure available.

Nice work, but the Draft Environmental Impact Statement is always earlier on in the process, before we get to a Final Environmental Impact Statement, which is released when ULURP begins. It gives a description of an approximately 1,600 ft tower (to tip). However, current approvals have the tower maxed out at 1,586 ft (drawings show 1,576 ft).

Close enough that this video is pretty much what we'll get....

Looking forward to what you can add to this when we get more renderings of the other giants to the north.

You're right, I guess I got a bit carried away with wishful thinking on that height. Granted, it won't be too far off from that mark. Anyway, since we'll definitely have more to add to the picture soon—which I'm really looking forward to—I'll adjust it to its final height then.

For now, I'm building a completely new city model that's much more optimized—and I think more detailed, too—because my poor rig is starting to sound like an old tractor with this polygon count, both from the noise and the smoke!

Is this one of those measured above 0'-0" sea level situations? Baseline here is ~50' and that may be the railbed and not including the 20-30' of trainshed height up to the Park Ave elevation.
