Anything on this building? The brown building should’ve been demolished by now though.

It’s really disturbing that these shmucks destroyedbeautiful buildings and have left us with a barren lot for eight years. What putzes.

^yah I had a strong feeling they were gonna do that when the tear downs happened. Wonder how much longer they will sit empty.

The only semi-official thing I think any of us have seen is post #240, at the bottom of page 12.

Hopefully that isn't what is actually built, because it's ugly and the height is nothing special, especially given what was torn down for it.

Okay so that was pretty bad. Hopefully we get another supertall, maybe get shop to design it?

This small building will be added to the assemblage east or west…

Soloviev wins forged lease case over Billionaires’ Row kosher deli

By Lilah Burke
August 5, 2025

Quote:
Landlord Soloviev Group won a case against a kosher deli that has been leasing the ground floor of its Billionaires’ Row building. The case has dragged on for a decade, and an appeal is now on the table after a judge this week sided with the landlord’s claim that signatures at issue in the case had been forged.

“You can’t have a tenant just give you a fake lease,” said Alexander Estis with Rosenberg & Estis, representing the plaintiff. “And that’s why our client fought it for so long.”

The deli, Great American Health Bar, signed a 20-year lease with the building’s former owner in 2000. In 2006, the landlord, then called Solow Management, bought the property at 35 West 57th Street through an LLC for $24.4 million. At one point the landlord claimed the tenant defaulted on the lease, which the deli fought in court.

Lawyers for Soloviev said they were not privy to any development or demotion plans for the property.

I wonder if it will. I think it depends on whether the Sedesco and Vornado/Lefrak assemblages are combined, and if so, if their tower will be situated on the east or west side of the sites. If Soloviev's tower is situated on the west side of his site, and the combined Sedesco/Vornado/Lefrak tower is situated on the east, it would block Soloviev's views.

The design of 36 CPS is also a wild card that Soloviev and Sedesco have to deal with.

I'm grateful that NY has these problems of so many supertalls blocking each other!

One thing though.... I infer from the article that Soloviev merely prevailed at trial. If that's the case, then post-trial briefing and appeals therefrom will consume another 18 to 24 months. Thus, in the words of the Beatles, Soloviev is still on a "long and winding road."

36 CPS is a challenge for Soloviev, Vornado/Rudin, and Sedesco.

Great news. Hopefully Soloviev can move forward shortly.

That's the thing. It's a small sliver sandwiched between two development sites. That's why I say it will likely go to one or the other. The building coming down just to the west is a part of the 41 W. 57 assemblage. This one could go either way.
