I'd be happy with 1,200 ft plus. The model here is 220 CPS, the gold standard of "Billionaire's Row". It's directly on the park, so it really wouldn't need to go as high as Central Park Tower.

On the other hand, there's a tower planned directly south (41 W. 57) that will be at least 1,100 ft, and those Midtown views are precious as well.

We definitely wouldn't want two towers of basically the same height there.

Technical consultants and architects are in the process of evaluating different options for the property at 36 Central Park South, the source said.

The medical condo building at 30 Central South has long been floated as a possible addition to the development site. In 2015, Extell Development’s Gary Barnett approached the condo board of the building — a former hotel that now primarily houses dentists’ offices — about a possible purchase, possibly foiling Witkoff’s plans for a supertall at the Park Lane site.

But no deal was ever struck, and condo board president Alain Roizen told The Real Deal he has not fielded any serious offers.

“Not from the right people,” Roizen said.

Well, that's good news. I think the Park Lane Hotel will be demolished to build a new tower. I hope the new tower will be a similar project.

NYGuy: How high can they go here?

Although, they don't need to go ultra-high, the Qatari's should build a new Tower of Babel! I think that the Handel proposal was over 1,200 feet.

Envision a 1,600 foot RAMSA here!!!

I think it will be a supertall, though in truth they don’t really need to go that high for the Central Park views. It’s the planned supertall just to the south that will affect views though, so they may want to go higher for unobstructed penthouse views.

Proof that one man's trash is another man's treasure. That mock-up above is a ghastly abomination. I can't fathom all the ways that would permanently fuck up the skyline and balance of CPS.

What's needed here is a classic CPS base and tower behind model a la 220 CPS. I don't care if it's 800' or 1200' but anything above that in my opinion really starts to look vulgar and absurd.

In addition to this, the following towers will transform midtown:

350 Park
625 Madison
655 Madison
10 W 57th
41 W 57th
The Wellington
1 E 57th
800 5th (most likely)

A 1,600 foot tower would nicely offset the Central Park Tower.

I agree. I hope that between 625 and 655 Madison, someone builds a supertall that pays homage to The Pierre or The Sherry.

I agree, Crawford.

I wonder if Xing, the guy who's a great illustrator, is still on this site. It would be great if he could update this image with 41 W 57th (though that design will likely change), 655 Madison (even though it's just a massing model), 350 Park, and the Handel proposal for 36 CPS (even though that won't be the design).

With the Qataris... good chance it'll be something to put for the books.

Surely they can't have the Central Park Tower be #1... surely they can't! They need to squash it like a bug... and BUILD BIGGER AND BETTER!

I agree, Chris. Hopefully, we can have a competition between the Saudis (at 625 Madison) and the Qataris here.

It would be nice to get a Middle Eastern partner for 175 Park.

There is no conceivable way that deep-pocketed investors are going to do a paint job on a 1960s eyesore that sits on probably the most valuable residential site in the world.

Considering the diversification path that the Arab states are going by, as they know oil will eventually not be feasible long term, one way to diversify is through real estate. They will take advantage of this location because its a guaranteed sell. Might only be the begining of the "investing". If anything, foreshadowing things to come.

And I'm sure they looked at the success of CPT, One57, Stienway, and 220 CPS. With 220 CPS, highest grossing development ever. This will be a cashcow worthy of investment (Park Lane).

It's the Qataris...you know...the Canary Wharf owners/developers.

If this were the Saudis, who are significantly more conservative and profit-oriented with their foreign developments, I might agree with you.
