Yeah, when I say 'hotel' I'm wasn't meaning the entire massing above the ground level or anything like that.
Even entire floors would be tricky to program as just hotel.
I think going forward they'd have to seriously diversify the program as much as they can get away with, which is why I also mentioned some office space as well (....probably more than they'd like).
Probably much more retail than just the ground/street level floors.
Multi-level retail tenants that could take advantage of large spaces - much like you have at the Post with Citimarket, and as is rumoured for one or two of the major tenants for the old Nortstrom space next door, would also be ideal.
But there are not a whole lot of those around - especially when you're trying to replace exactly that sort of retail occupant.
I believe the design proposal for the office expansion envisioned creating an internal atrium with a lightwell of sorts to bring in some daylight into the middle portion while breaking up, or breaking through those large floorplate spaces, and presumably making them easier to program and lease out.
I'm not sure if there's any appetite (or.... $$$$) to do anything like that without a full scale renovation of the entire building.
