An update on this one:

The specs for 3700 California St:
- 18 buildings between 3-8 floors
- 493 units (49 studios, 212 1BR, 201 2BR, 16 3BR)
- 157 of the units will be a senior housing complex
- 74 units for institutional assisted living and memory care facility
- 15 3 story SFHs
- Parking for 488 cars and 274 bicycles

Environmental Review Available for 3700 California Street in Presidio Heights, San Francisco

An updated Final Environmental Impact Report has been published for a sprawling urban redevelopment of the former California Pacific Medical Center campus at 3700 California Street in San Francisco’s Presidio Heights. The proposal looks to add nearly five hundred apartments across three blocks and over a dozen separate buildings. Prado Group is responsible for the application.

The city’s planning department issued the addendum earlier this month, adding to the previous Final EIR that had been certified in February of 2020. Prado Group purchased the entitlements for the campus from TMG Partners and Grosvenor in late 2022 for $51.5 million. The latest modifications call for the demolition of five of the six existing hospital buildings, adaptive reuse of the Marshal Hale hospital building at 3698 California Street, and retention of 401 Cherry Street.

BDE Architecture and Handel Architects are jointly responsible for the design. Illustrations show a streamlined classical architectural style looking similar to the previous plans drafted by Robert AM Stern Architects. The tallest structure will be eight stories tall, with two seven-story apartments and one five-story structure. Block C will include 157 apartments and 74 assisted living and memory care units within a medical care facility.

Seems like it'll be replacing that previous proposal? It was going to be renamed 200 Mission and be just a reskin.

Once reshaped, the 533-foot tall tower will yield around 1.08 million square feet, with 1.05 million square feet of office space, 5,000 square feet for ground-level retail, and 24,590 square feet for the 107-car garage. The adaptive reuse will increase the floor count from 35 to 36. Recent plans have revealed that the tower may be punctuated with hidden air porches with sliding glass windows that can open up to provide fresh airflow through the offices.

Whatever that 1225' tower is that's being proposed, needs to built ASAP!!! SF missed out on making the Salesforce Tower the tallest building over the Wilshire Grand Tower by over 30', and the US Bank Tower was the last tower in CA to be the tallest in not only CA, but the entire West Coast.

SF won't be the largest city in CA and the West Coast, but it can at least have the tallest tower in CA and the West Coast, since land values are at a premium in SF, way more than in LA. BUILD IT!!!

I had the pleasure of watching Waterline Tower go up in Austin (1,033 feet) and it's about to top off next month. I hope to GOD I get to see another super tall go up in my lifetime

Site Of 25-Story Proposal For Sale in SoMa, San Francisco

The vacant parcel at 325 Fremont Street has been listed for sale at $15 million in SoMa, San Francisco. The small 0.15-acre property was previously approved eight years ago for a 25-story residential tower with over a hundred units. Z&L Properties was responsible for the application and is listed as the property owner.

Z&L Properies is a Chinese-based developer with projects in San Francisco and San Jose. The firm has been mired in serious allegations culminating in the arrest of the company founder, Zhang Li, in 2022. Li’s warrant alleges a scheme for bribing public officials and kickbacks for projects in San Francisco. The entrepreneur was arrested in London and subsequently released on bail of £15 million.

Plans for the site started 13 years ago, back in 2012, with city approval granted in 2017. The entitlements allow for a 25-story tower with 118 apartments, parking for 41 cars, storage for 106 bicycles, and common open space. Handel Architects was responsible for the design, and initially, the developer was Crescent Heights.
