The misaligned windows on the north side (front face of the photo) look weird as they've been building this up. Perhaps it will look less weird when finished.

Thanks for the update SL123. Saint-Joseph looking mighty different with all these developments than what it did before they started rebuilding the street. Clearly a good move by the City to upgrade the infrastructure.

Sidewalks are pretty large and walkable, and it's a 4 lane road (that should be 3 lane, and one bike lane, but who knows?)

At the bottom level, you can see a massive height, and it looks like there will be dedicated outdoor walkways into the Caneva mall from the street.

My guess is that Brigil didnt renew their lease. And, will replace the store with a more hip chain, maybe boite a grains or avril?

I expect the same for Walmart eventually

Avril is coming to the Plateau, isn't it? Will be nice to have something different than the usual suspects (Super C, Maxi, IGA...)

Brigil unveils vision for $1.3B Gatineau retail redevelopment

The aging Village Cartier shopping centre in Gatineau, Que., which neighbours the city of Ottawa, is set to be redeveloped into a $1.3 billion neighbourhood to be known as Espace Canevas by its owner, Brigil.

A concept for the project, which was unveiled Thursday morning, includes the potential for 2,600 residential units, 192,000 square feet of commercial space and 182,000 square feet of office space at full build-out.

Brigil says it "has been designed to stimulate the local economy, foster human connections, prioritize green and community spaces, while emphasizing active mobility," in the announcement.

The project has been six years in the conceptual and pre-development stage.

"What we are proposing with the Espace Canevas community is the redefinition of our urban spaces for the benefit of the Gatineau-Ottawa population," Jessy Desjardins, the vice-president of development at Brigil, said in the announcement. "Reflecting the ambitions of the neighborhood, the project offers a second life to the Village Cartier shopping center and demonstrates the immense potential for transforming large commercial spaces to increase the number of available units in the context of a housing crisis."

The development would take place at the site of the Village Cartier shopping centre at 425 Boulevard Saint-Joseph, the first major enclosed mall in the city when it was completed in 1965. However, it has fallen on hard times in recent years.

It was acquired by Brigil in 2019, with the intention of quickly pushing ahead with a redevelopment plan but that was shelved with the onset of the pandemic.
European flavour to the design

Brigil is basing many of the concepts for Espace Canevas on European designs. Its development team visited Denmark in the spring of 2025 to refine the vision.

The Espace Canevas project is to include:
  • approximately 2,600 residential units in a range of towers and midrise buildings, plus commercial and office spaces;
  • a wide variety of rental housing
  • accessible green spaces and community places, integrated mobility prioritizing pedestrians, bicycles and active transportation;
  • innovative designs, trees and greenery with a visible rainwater management system integrated into the landscape;
  • local business and services such as cafés and restaurants;
  • an incubator for merchants and others wishing to test innovative ideas in an evolving urban setting:
  • and, regular programming aimed at generating meetings and exchanges around musical, artistic and community experiences.

In April of 2024, Brigil announced the launch of construction on the first building at the shopping centre site, a six-story multifamily building to offer 146 housing units. It includes two lounges totalling over 2,400 square feet and a large outdoor terrace, a fitness center and a yoga room.

Brigil was established in 1985 by Gilles Desjardins, and has been a significant contributor to development across the National Capital Region.

The company currently has about 30 communities in the Ottawa and Gatineau regions (14,000 units) and plans to build 44,000 new housing units over the next 15 years. Brigil is also focused on sustainable development and environmental protection within its developments and portfolio.

That is very ambitious. Having 2600 residential units on that property seems like an awful lot for the footprint of the property.
Combine that with the multiple residential buildings proposed for the Galeries de Hull site and there are going to be significant transportation challenges for an area that is already highly congested.

I believe so.

One is first stage with removal of mall except Walmart (still thier on right)

Other is a later stage that proposes lining berri with apt blocks the full length of the property except at gamelin where there would be an earlier stage building built.

La revitalisation représente un investissement de 1,3 milliard de dollars pour le promoteur immobilier.

Selon Brigil, la place publique extérieure, les commerces et les espaces de bureaux favoriseront une économie de proximité.

Le projet à un millard de Brigil pour transformer Place Cartier

Le vieux centre commercial Place Cartier, sur le boulevard Saint-Joseph, appartient dorénavant au passé. Brigil vient de terminer le vaste plan d’ensemble qu’il peaufine depuis six ans dans le but de transformer complètement le site.

Depuis son acquisition, en 2019, il était clair dans l’esprit des dirigeants de Brigil que le centre commercial allait éventuellement être démoli pour faire place à un «quartier complet» qui comprend du logement, des commerces, ainsi que des espaces publics et communautaires animés. Le plan de l’entreprise est aujourd’hui achevé. «Espace Canevas» a été officiellement déposé au service de l’urbanisme de la Ville de Gatineau le 16 juin dernier.

Le projet prévoit à terme 2600 logements dont la construction se déclinera en deux grandes phases. La première se réalisera au cours des 15 prochaines années et comprend le développement du terrain situé au nord du magasin Walmart, ainsi que la construction d’un immeuble résidentiel à l’angle des rues Berri et Gamelin. La seconde phase se veut une vision à plus long terme qui pourrait s’étirer jusqu’en 2075. Le projet dans son ensemble représente un investissement évalué à 1,3 milliard de dollars.

La volumétrie variera grandement d’un immeuble à l’autre, explique Jessy Desjardins, vice-président développement et conception chez Brigil. «Notre idée est d’avoir plusieurs immeubles assez bas, de quatre à six étages, avec des toitures accessibles, dit-il. On redistribue la densité qu’on perd en faisant ça dans quatre tours disposées sur le site de manière à ne pas nuire à son ensoleillement.»

Un premier immeuble est déjà en construction sur le site, le long du boulevard Saint-Joseph. Le prochain qui doit être en chantier sera érigé à l’endroit où se trouve actuellement le garage Les experts sur roues, en bordure du boulevard Saint-Raymond. Brigil souhaiterait amorcer sa construction dans les derniers mois de 2026. L’entreprise attend les approbations de la Ville de Gatineau. Une première tour d’envergure serait érigée à l’angle des boulevards Saint-Joseph et Saint-Raymond vers 2032. M. Desjardins précise que de l’espace commercial pour une épicerie, sera réservé au rez-de-chaussée de cet immeuble. Il s’agit, selon lui, d’un type de commerce qui sera essentiel pour Espace Canevas. La construction d’un immeuble résidentiel est prévue entre 2032 et 2036 à l’extrémité sud-ouest du site, à l’angle des rues Berri et Gamelin.

«C’est une fois que cet immeuble sera construit, donc dans 10 à 12 ans, qu’on envisage de commencer la déconstruction du vieux centre commercial, précise M. Desjardins. On veut conserver la partie de la structure qui abritait à l’époque le cinéma Vendôme, où se trouve aujourd’hui l’Espace Hygie. La partie au nord construite en 1982 serait réaménagée pour devenir un espace trois saisons, un peu dans le genre de ce qu’on retrouve au Marché Jean-Talon, à Montréal. On verrait une grande pergola en structure métallique où on pourrait installer un marché public et accueillir des événements.» Le rez-de-chaussée des immeubles construits en bordure des boulevards Saint-Joseph et Saint-Raymond seront des espaces commerciaux qui permettront de reloger les commerces actuellement installés dans le vieux centre commercial.

Les immeubles qui seront construits en bordure de la rue Berri, à l’arrière de l’actuel centre commercial, ne dépasseraient pas quatre étages, précise M. Desjardins. Étant donné que le site est plus bas que la rue, cela évite l’effet de mur et permet de conserver une échelle humaine pour le quartier voisin.

Brigil envisage par ailleurs l’aménagement d’une microforêt de ce côté du site qui agirait comme une entrée verdoyante. Un lien cyclable traverserait le site d’un bout à l’autre. Un réseau de sentiers piétonniers serait aussi aménagé dans l’ensemble du terrain.

La séquence de la deuxième grande phase de construction, au sud du site, n’a pas encore été déterminée. Les échéanciers dépendront du moment où le magasin Walmart quittera les lieux. L’entreprise américaine bénéficie d’un bail à long terme dans le centre commercial. «On verra comment évolueront les tendances du marché, explique M. Desjardins. On voit présentement ce qui se passe avec les grands magasins comme La Baie et les autres. Le plus tôt que le Walmart partira, le mieux ce sera. Même s’il devait demeurer là pendant encore 30 ans, notre planification permet d’avoir un site qui fonctionnera très bien.»

Gestion d’eau de pluie

Espace Canevas s’inspire largement de ce que Brigil a vu dans un récent voyage à Copenhague, soutient Jessy Desjardins. L’entreprise a d’ailleurs embauché une firme d’architectes spécialisée dans l’aménagement d’espaces publics là-bas pour l’aider dans la réalisation de son projet à Gatineau. Il s’agit d’une première pour Brigil.

«On veut intégrer la gestion des eaux de pluie directement sur notre site, en utilisant les espaces publics qu’on souhaite aménager, mentionne M. Desjardins. L’idée est de faire des petits bassins de rétention qui seront en mesure de répondre aux surplus d’eau lors de pluies importantes. Ils pourront prendre l’allure de petits parcs éponges ou de places publiques qui, à sec, peuvent être un espace sportif, un auditorium ou un espace avec des jeux pour enfants. Rien ne nous force à faire ça, mais on comprend les enjeux que la gestion de l’eau de pluie représente pour la Ville et on souhaite en faire plus à ce chapitre.»

La totalité de l’ensemble résidentiel et commercial ne comprendrait, à terme, aucun stationnement de surface, note M. Desjardins. «La taxe sur le stationnement a été mise en place pour favoriser ce genre de projet, rappelle-t-il. Ça fait six ans qu’on travaille là-dessus et aujourd’hui on est prêt à s’engager dans cette vision que partage aussi la Municipalité qui est de bâtir la ville sur la ville.»

Brigil doit présenter son plan d’ensemble à la population de l’Espace Canevas, jeudi soir, dans le centre commercial.

Ironically, with the proposed 2600 residential units in all of those towers, they could use a Walmart or IGA nearby
