Per the Referral Report:

"2.2 Make arrangements to the satisfaction of the General Manager of Planning, Urban Design and Sustainability and the Director of Legal Services to enter into a Housing Agreement and a Section 219 Covenant to secure all residential units as secured market rental housing units, for a term equal to the longer of 60 years and the life of the building, subject to a no-separate-sales covenant and a no-stratification covenant, a provision that none of such units will be rented for less than 90 consecutive days at a time, and such other terms and conditions as the General Manager of Planning, Urban Design and Sustainability and the Director of Legal Services may require."

On a side note, but almost 3 full City blocks on West 49th east of Langara Station will have street retail and there are 4-5 more projects past the planning stages (including YMCA's).

The one at Main & 49th is near Occupancy. The 2 towers at Columbia Park. Excavation at 437 W 39th building was into excavation last time I walked by too. Big changes.

'Residential' just means people will live in it - rather than commercial (office, hotel, industrial etc etc). Residential buildings can be strata (condo) or rental. (Sometimes developers build a strata building, then rent the units - at least initially. This isn't one of those examples).

This will be developed as a 100% rental project, with a covenant and a Legal Agreement in place to ensure the units stay rental, even if the buildings are subsequently sold. The application says " This development proposes 100% secured market rental units."

Good to see. It makes sense to serve Langara College, and will serve as a link from the station to old Little India.

Hmm also interesting Alabaster retained the office use at the lane. Will be interesting to see who and when those get occupied. Other projects went with townhomes, which is still nice for that whole alley stretch behind West 49th.

It will be quite the thriving neighbourhood in a few years.

Looks like they've reduced the number of towers but increased the height. Original proposal was for 1400 units. Must be why they pulled the renderings from their site.
