The site that was recently sold is 5655 Cambie Street, the northwest corner site. The property is currently occupied by a three-storey office building known as Oakridge Place that was constructed in 1962, and a surface parking lot. The building's major tenant is TD Bank.

Earlier this month, Frances Wu and Lee Blanchard of commercial real estate brokerage Cushman & Wakefield announced that they had secured a firm deal for the property. They did not disclose the purchaser, but industry sources have confirmed to STOREYS that the purchaser was Polygon Homes.

The purchase price was not disclosed. BC Assessment values the property — in an assessment dated back to July 1, 2024 — at $49,438,200, but the sale price was likely higher than that given the prominent location and development potential. Polygon is planning a 27-storey tower with 172 strata units.

Vancouver-based real estate developer Landmark Premiere Properties is the subject of a second insolvency proceeding that was initiated earlier this month, according to filings in the Supreme Court of British Columbia obtained by STOREYS.

The subject properties are 745 W 41st Avenue, 715 W 41st Avenue, and 5693 Heather Street in Vancouver. The parcels are three of the five parcels that make up the block between Baillie Street and Heather Street along W 41st Avenue, right across the street from Oakridge Park.

Notably, the three parcels are separated by two other parcels — 733 and 725 W 41st Avenue — that are not subject to the insolvency proceeding and it is unclear if the two remainder parcels are owned by Landmark Premiere Properties...

...The guarantors of the loan was Landmark Premiere Properties Ltd. and Yuxia Sun, also known as Helen Chan Sun, the CEO of Landmark Premiere Properties.

The maturity date was later extended to May 1, 2025, but the borrowers are currently in default of the loan, although the exact reason was not detailed in court documents. According to the lenders, they made a demand for payment on March 7, but the borrowers have still been unable to pay the outstanding amount, prompting the lenders to initiate the proceedings...

Not three projects - three properties. They're each single family homes. While they could theoretically be developed individually, it's obviously an attempted land assembly that hasn't been completed.

I see.

I'm assuming the ShawnOaks site hasn't sold yet as up the CBRE listing is still up. I wonder if it is still occupied?

I don't think this was posted but Nicola Wealth wants to add a few floors to their Cambie Corridor development at West 41st

Surprised this wasn’t changed to rental. They Probly could have gotten more density through another policy. That lot has been vacant a long time, so good that something is being built.

Bedrock, elevation, and the fact that even the original planners skipped 16th; there's future infill stations at 33rd, 57th and Capstan, end of story.

Bedrock? If they can dig a hole for a foundation they can stick a station in there.

For the grade, I understand there is a 2.7% incline from Broadway to King Edward, but isn't Olympic Village also quite inclined?

As for 33nd and 57th, once all areas are built up, 16th would still have more density. If 33nd and 57th need them because of a mile distance in between with development going up, the same can be said for 16th.

I don't know what's with the thought-terminating cliches

The track in that area isn't pre-planned for station like the others mentioned.

Sure, it's possible to build a station there. We could also build one in the middle of the Expo line bridge between New West and Surrey.

It would be very expensive and involve a lot of service disruptions.
