As the description notes the office will face St. Mary's, the renders sure do make it seem like the city has granted a new curb cut on St. Mary's to access the parking, instead of using the existing/expanded parking lot access on Sadler or via either end of the lane.
This seems like a bad a idea as more driveways on major roads is generally bad and already a big issue here, but especially when you consider the future RT plan for St. Mary's, and the fact its identified in the new TMP 2050 as one of the streets that needs to flow better (and might lose its parking).
I'm always shocked/annoyed when the city does major road renewals or permits major lot changes that they don't slowly try to chip away at these issues on major roads like Pembina, Henderson, etc. and put lot entries on to side streets. If they're busier lots and there's concern about residential traffic, they can force cars to turn toward the main road – as they already do in many places. Bike lanes on Pembina make the amount even worse. There is precedent for neighbouring lots to sign deals for shared access, we should be pushing for more of those if needed.
Next to this development, the Co-Op gas bar has FOUR entrance/exits, 2 on St. Mary's and 2 on Hindley. They could easily do with just the 2 on Hindley as any traffic on SB St. Mary's already needs to use those ones. It's ridiculous.
