What's crazy is if the city didn't make the asinine decision to sell off this narrow old rail line for what have all been just brutal developments due to the size, they could have just turned it into a greenway from Taylor/Joe Malone Park to Wellington Crescent for next to no money. Then eventually turned the bridge into AT.

This might have actually dramatically reduced some of the headaches for the Kenaston widening and future river crossings, as they could have just eliminated all the complicated bike paths and crossings from the whole stretch.

That was the staff recommendation at the time. Then old Garth Steek killed that idea and had the land parcelled off for development. Basically nothing happened on any of the parcels for about a decade except for Superstore expanding their loading area.

And of course nobody else on council would vote against Steek’s plan because, you know, ward system politics.

I'd be interested to see if it is possible to split Nairn WB at Panet and have it connected to Thomas which would be the EB route reconnecting somewhere near the overpass around Grey.

With rapid transit going through that area you could make that entire are into a really fantastic walkable neighbourhood - fairly central. Proximity to Kildonan Place and all the anemities nearby would make this even more palatable.

Is it just me or is there an insane amount of new residential developments posted in the past few weeks? Is this because of the housing accelerator? I'm not too sure how the development process works, but it seems like wpg_guy has been posting 3 of these every other day.

A lot of these developments has been approved over the past 3 years. Some of them are already under construction. Wpg-Guy is just getting caught up since it seems he was away from the forum for awhile.

Thanks for clarifying- thats awesome. I had no idea this much work/planning was being done in the city right now.

I'm looking forward to more proposals we might see in the coming months

^ only a handful of the new proposals are part of the housing accelerator but most are taking advantage of CMHC housing programs as part of the National Housing Strategy. If they have 10% affordable units they are using one stream and if you hear 40% it’s a different stream.

The Trudeau government got pasted for not building enough housing but it takes time to develop. We are now seeing them being realized. That’s why it seems like suddenly there is a fire hose of housing. It will ramp up even more as the accelerator projects break ground.

Fantastic *infill* project on a massively under-utilized lot. Love what's going on all over St. Mary's/St. Anne's. But..

As the description notes the office will face St. Mary's, the renders sure do make it seem like the city has granted a new curb cut on St. Mary's to access the parking, instead of using the existing/expanded parking lot access on Sadler or via either end of the lane.

This seems like a bad a idea as more driveways on major roads is generally bad and already a big issue here, but especially when you consider the future RT plan for St. Mary's, and the fact its identified in the new TMP 2050 as one of the streets that needs to flow better (and might lose its parking).

I'm always shocked/annoyed when the city does major road renewals or permits major lot changes that they don't slowly try to chip away at these issues on major roads like Pembina, Henderson, etc. and put lot entries on to side streets. If they're busier lots and there's concern about residential traffic, they can force cars to turn toward the main road – as they already do in many places. Bike lanes on Pembina make the amount even worse. There is precedent for neighbouring lots to sign deals for shared access, we should be pushing for more of those if needed.

Next to this development, the Co-Op gas bar has FOUR entrance/exits, 2 on St. Mary's and 2 on Hindley. They could easily do with just the 2 on Hindley as any traffic on SB St. Mary's already needs to use those ones. It's ridiculous.

^ fantastic to see, that stretch is fairly low density, lots single family homes untill you get further South towards Dakota. There's many already established shools in the area and quite a few businesses. Hopefully something fills the hole left by the family foods on dakota closing.

As an aside to this - I mentioned this one to my BIL, who's an auditor with the province and he raised a question - how does this square with the church's tax-free charity status? Anybody know anything on that aspect?

From my understanding, any dividends paid by the building will be tax-exempt. They still pay taxes on water, gas, etc.
