A lot of residential construction in the city is pretty uninspired.

Ay least they are maximizing the potential of an odd shaped lot next to the NB Power easement and the Northwest Trail.

They are clearing the lot on the west side of Twin Oaks between the Moncton North YMCA and the Northwest Trail.

This lot is too small for an apartment building, but, I can't imagine anyone building a SFH here. Does anyone have any idea what's going on???

It looks like it's part of the Le Sommet property. Maybe something school related? If I'm looking at the right piece of land that is.

The lot in question is on the north side of the Moncton North YMCA. The lot you're looking at is on the south side (between the YMCA and Le Sommet.

This property, assuming it's the one being referenced, was purchased this month for $200,000 by CDM Homes Inc., which lists its address as a home on Timberline Road.

That is the property, yes. I see that it widens out at the rear, but remains an odd shape and lacks depth. It would still be difficult for a townhome project or small apartment building. As for a SFH, this property is isolated from other SFHs in the nedghbourhood, being on the other side of the Northwest Trail from other similar structures, and lacks privacy due to it's proximity to the YMCA and the trail.

It will be interesting to see how this pans out.

The contact who informed me about development plans in behind the IHOP and across the street from Casino NB has gotten back to me.

He (she) states plans have changed and that they are now looking at one tower instead of two, and, more likely in the 8-10 storey range rather than 16-17 storey.

Special city council meeting this evening regarding the upcoming improvements to the TCH/Mapleton interchange. I think it is primarily budgetary (haggling over provincial and municipal contributions to the project), but, it will be interesting to see if they provide a rendering of the project.

This map was shown during a council meeting in February during the discussion of the Queensway Drive development.

Are they not realigning Northwood and Queensway as a part of this? You would think it would be easier to do it all in one go.

The bolded part is intriguing. Home 2 Suites by Hilton have had a sign up on the vacant lot next to the Hampton Inn for about a year (which has recently been taken down). Is this the hotel the developers are referring to? In any event, it sounds like another hotel at this exit will soon be built.

The schematic above nicely shows the design of the double lane roundabout, and confirms the alignment of Northwood and Queensway. You can also see the positioning of the multi-use trails.

Surprised to see they're not extending the sidewalk to the subdivision where Queensway meets Cherrylawn.

Also, is there any sidewalk on Mapleton north of Northwood at all? Streetview was last in the area in 2021, and there was none, but the diagram shows sidewalk on the east side. I can't imagine they installed too much of it, and if they did, where did it end? Reginald?
