Des Moines "International" Airport is in the midst of constructing a new $700+ million terminal to replace the outdated and overcrowded existing terminal that has portions dating back to the 1940's. This new terminal will increase to 21 gates when completed. A new 1,200 stall parking ramp is also being built. DSM currently has 34 non-stop destinations, over 3 million annual passengers, which has been growing by about 10% annually.
It's a Christmas miracle in new highrise-starved Des Moines, where a highrise project that's had several stops and starts and been around in some format over the past seven years has started site prep work for a construction start in 2025. Talking with several people in local economic development circles, this project is apparently now a go. With the history of this, it's worth keeping an eye to ensure that construction advances, but the foundation permit has been issued and there is a decent amount of activity on the construction site.
The 515 Walnut project is 33 stories, 360 ft. tall, and contains 390 apartment units with first-floor retail space.
A few newly announced projects out in the urban neighborhoods:
University Avenue Mixed Use- Drake Neighborhood- 116 units, first floor commercial space, renovation of a historic one story building into a music venue.
Highland Park Commons- Highland Park Neighborhood- 100 units, first floor commercial space
Back downtown, the conversion of the core-ten steel-clad Ruan Center II from office space to 201 apartment units has officially begun.
The 515 Walnut Tower has officially had its groundbreaking ceremony this past week, despite deep foundation work taking place for the past few months already.
The developer has unveiled a new design for the tower. I preferred the previous version but some have said that they appreciate the more streamlined look of this better over the jumbled wall panels on the previous version. As a recap, this project is 33 stories and will be 360 ft. tall when completed in early 2027.
New renderings:
Groundbreaking
Progress on The Deco project. 83 dwelling units, nearly 10k of commercial space.
A new project on the Ingersoll corridor just west of downtown is proposed. This is the Goldfinch Lofts with 28 dwelling units and 10k sq. ft. of commercial space.
Some unfortunate news. This proposal that was proposed to go on a vacant site across the street from historic city hall in the East Village Neighborhood has been scrapped. The city owns the lot and it will go back on the market with the city seeking another developer/proposal.
