Cleary Gottlieb are at One Liberty Plaza, but might not count as a top 15 by your metrics - they are big players in finance though.

Yep, they have a few good reasons.

I just looked up NY law firms by headcount. And yeah, Cleary Gottlieb is a major, elite firm. I forgot they were downtown.

It looks like Cleary’s big lease expires in two years. I suspect that every developer is courting them, though they’d probably need an extension from Brookfield.

Fried Frank isn't in the greatest building. I wonder if they could be courted, possibly to a new tower. I know they do a lot of PE and RE work, which screams Midtown.

I think they are a bit unique because they actually own their building so not sure if they’d leave and sell or what to expect. It’s not a great building but as owner they could sign a big long term lease and then engage in a sale leaseback and basically create more value than the cost of the lease

Wonder if Foster mentioned anything about the design on the crown...

Good work but terrible design, sure hope it ends up taller than that.

I don't like how the rest of the towers are bulky/boxish, and 2 WTC isn't. For some reason it seems less "powerful" than the rest of the complex.

The tiny spire looks cheesy, and as bad as the NY Times tower spire. It would actually look much better if it had a fin like the 425 Park Avenue in midtown.

Too massive and expensive. The likelihood that they will build a version with a spire is much higher.

Maybe a version like this would be better. A 1,300ft tall tower and 1,645ft with the spire.

The lack of ambition and desire to heal the wounds nearly 25 years later is sad. I would at least be okay with a ~1,250 roof, especially if the design is cool, but nothing much shorter than that.

I also thought 5WTC and 111 Washington would be U/C by now but that never happened, and as far as greater downtown goes I guess 80 South Street is a total pipe dream at this point.
