Yes, they plan to break ground in within 3 years. I met with them a couple weeks ago.

So...are these last two mentioned projects just like the others? Rentals owned by REITs or other Companies; which we do not need more of.

Or Reasonably Priced (Affordable) To Buy Housing? Which is almost nonexistent anywhere in the metro because of REITs and other Companies building for profit and also buying homes with All Cash Offers, leaving individuals Paying The Price!

Just asking. Not liking the direction We are going.

This is all just process toward City Council approval for these, correct? @urbancore has been noting 1700 S Lamar is on the doorstep for a while. It'd be great to get it started in the next year, but hopefully add to the amount of restaurant and retail that area can hold.

I attended a meeting regarding the design for 1700 S Lamar - IIRC on the back part (away from Lamar) they planned to have a second, lower structure with a possibility that some units there would be for ownership.

From what I've heard about 1305 Oltorf, ABGB owns the lot and is wanting to rezone in anticipation of a future (untimed) redevelopment. I guess they'll sit on the lot until it makes the most sense for them.

I heard today that the Brodie Oaks project has been shelved and that the developers are shopping the property.

Can anyone confirm this update?

Can't say if it's been cancelled. But it's definitely way behind schedule with no plans to start any time soon. The last project timeline I saw was after their zoning was approved in 2023, and it said construction would start in 2025. They never even filed any site plans, and they are actively trying to lease the empty retail spaces. So it's years away at best.

Lionstone Investments was the company that purchased the shopping center in 2016.

In November of 2024 it was announced that Lionstone Investments was shutting down.

I'm not sure if this has anything to do with the delay but thought I'd throw it out there.

Unfortunate to hear, of all of the recent developments I think this one would have been one of the biggest game changers for South Austin and the one I was most excited about. That area is in dire need of a facelift and has so much potential.

The project was a partnership between Barshop and Oles and Lionstone Investments. But that earlier article I posted about Lionstome purchasting the shopping center noted that:

I think Barshop and Oles still manages the shopping center, although I gotta say they need to update their website. The map of the center showing what spaces are available is way out of date. They still show Hobby Lobby, Tuesday Morning, Floor King, and the Park as still being occupied. All those spaces are vacant and some have been vacant for quite some time.

Would be great to continue to get decent infill along South Lamar. I'm still maintaining hope for Brodie Oaks, but am now focused on this and the Barton Skyway development, given the Collier Stonelake sounds like it's a few years from breaking ground.
