And your take on congestion pricing is absurd. It's the best thing to happen to Manhattan in decades. The outdoor environment has become so much better since they turned the tolling on. Congestion pricing will be fantastic for employee and corporate retention. I only wish they would expand congestion pricing closer to where I live in Brooklyn.

I moved to NYC in 2001. Since then, no public policy change has been as overwhelmingly positive as congestion pricing. The nonstop honking, the tunnel and bridge adjacent traffic sewers, the Canal Street and Flatbush Ave. chaos, the double and triple parking, is largely gone.
The data shows young people are moving out of Florida and older (a lot of non-working right wing) folks are moving in.

So related left this site untouched to join hands with Citadel's new HQ. Did he think Citadel's HQ would prove too competitive for this tower? Either way 1 tower is better than 0.

I predicted that this tower would never be built, and I was right. As I've been predicting further, Citadel will probably drop the office space in its Miami tower dramatically and replace it with hotel or residential space.

I didn't think Citadel was going to sublease to other tenants? They're already sharing the building with a hotel. Their Chicago headquarters was single use Citadel only.

And Swire will focus on Brickell Key instead

The good thing about this is that a lot of garbage has been cleared, and a nice hotel and/or condo can rise on this site. I plan to buy a condo when I retire and stay there from January through March, though I prefer Miami Beach.

I predicted this for years. Miami is not a commercial center. I'm surprised that Citadel isn't cutting back the amount of space in its tower and adding condos in its place. I love Miami --- for vacations.

Miami is the 26th top financial center in the world according to the Global Financial Centres Index. However, unlike some other cities...offices are very spread out throughout the metro due to the sprawly nature of development here.

Surprising that Dallas and Charlotte are not there. But I surmise that is because most of those city jobs are financial support rather than senior positions. But it is still surprising...

I believe those cities would outperform Miami domestically, but, not internationally.

As far as the new landlord Melo Group, they do follow through with their builds with their many buildings in Miami, however, their designs tend to be very safe/white/just ok:

The good news is that Melo gets things done fast. The bad news is that his towers are basically plain. I hope the Melo Group builds something grand deserving of one of the city's premier locations. Brickell Ave is like the Park Avenue of Miami.
