Shorter one of the two buildings above ground now. The crane for the taller one is up as well, but not above ground yet. Neat seeing multiple cranes again in the area!

Concrete has reached the fourth floor at the time of our visit early last week, with facade installation yet to start. Completion of Transbay Block 2 West is expected before the end of 2025. Architecture and interior design for Block 2 West comes from Mithun with associate architect Kerman Morris Architects.

Currently, crews can be spotted working on the foundation and basement level of the building. A representative for Mercy Housing shared with YIMBY that Transbay Block 2 East is already 20% complete, and crews “are approximately 5 months into our 25-month construction schedule,” with completion potentially by summer 2026.

Construction has topped out with facade installation complete for the nine-story affordable senior housing complex dubbed Transbay Block 2 West in East Cut, San Francisco. The project is looking close to opening all 151 units in the heart of the high-rise neighborhood. Chinatown Community Development Center is the project developer.

Mithun and Kerman Morris Architects are jointly responsible for the design. The project appears like a nine-story box overlooking Folsom Street, while the northeast side steps down to five floors overlooking the future mid-block park. The reduced wall is articulated to appear like several townhomes, with private residential stoops added to enliven the future midblock street.

Construction started on Transbay Block Two West and East in a joint groundbreaking ceremony in May 2024. Speaking at the event, Chinatown CDC’s executive director, Malcolm Yeung, added that the building is the largest senior housing project that the company has started in 25 years.

Crews are nearing the pinnacle of the 17-story affordable housing tower in San Francisco’s East Cut neighborhood. Transbay Block 2 East is now 14 floors above street-level, with only a few levels left before the family apartment tower will reach its peak at 230 Folsom Street. Mercy Housing is the project developer.

Kennerly Architecture & Planning is the executive architect for the family housing project, working with associate architect Y.A. Studio. The open concrete does reveal the overall massing for the mid-rise tower, along with some variation across the exterior. Illustrations show the tower will be articulated to appear like several narrow towers with a mix of colorful panels and floor-to-ceiling windows. Facade installation started late last week, though unfortunately not captured in these photos.

On the opposite end of the former terminal, the future for Transbay Block 4 is back up in the air. Hines was pursuing plans to develop Block 4 with 683 units across three structures, including a 47-story skyscraper, a six-story townhouse annex, and a 16-story affordable housing mid-rise developed in partnership with Mercy Housing. Hines stepped away from the block-wide project last summer, and now the OCII is publicly searching for a new developer to build between 300 and 325 affordable units for Transbay Block 4 West. Housing is still in the plans for Transbay Block 4 East, but further information has not been shared since Hines stepped away.

Those photos are outdated too, I was over at the site recently and facade is going in on the taller tower.

Has there been any news regarding the tallest tower on the site? The rest of the East Cut is still there but I am curious if there is a possible closure and demolition in the near future.

I believe the project was paused due to market conditions. SF is looking for a new developer to complete the affordable housing component that will occupy the west side of the block.

I was walking through downtown today and saw it from Market Street. Seems to be close to topping out but I unfortunately in a rush and couldn't snap a picture.
