Looks like that Onni holding company got created in 2017.

Part of a 13 property sale involving Barafield Realty Ltd sale which seemed to be involved in some natural gas lawsuits/insolvency.

There are four properties, as the notification says.

10520 132 Street is Regency Court, with 88 suites
13325 105 Avenue is Regency Square, with 83 suites
13270 105A Avenue is Regency Manor with 80 suites.
Those were all sold as a package.

13352 105A Avenue is Parkside Apartments. That had an earlier development application for a 30 storey tower and 6 storey woodframe in 2020 by RPMG Holdings, (the Arizona-based parent company of Onni).

Presumably Onni picked up the three other parcels to add to the one they already owned, and dropped the less ambitious (but similar density) 2020 proposal.

New 10,000-seat arena to be built in Surrey City Centre, mayor confirms

Quote:
In her annual State of the City address last week, the Mayor provided new details about the project — a slightly smaller spectator capacity and confirmation that the arena will be built just north of Surrey City Hall in Surrey City Centre.
...
“We are moving forward with the new 10,000-seat arena in the City Centre just north of City Hall. We’re in the very early stages of procurement and we are working to partner with an operator. This isn’t just about building an arena. It’s about creating a destination through mixed-use development, including a hotel, conference facilities, and retail and restaurants. This will become a place for families to enjoy the best sporting and entertainment venues right here in the city of Surrey.”

Here's my try at Save-on-Foods Memorial Arena superimposed on the Thind site.
Save-on-Foods Memorial Arena has a maximum seating capacity of 7,000 for hockey games and 8,883 for concerts.

The Thind site would be to the west, that site is home to Concord's Piano.

So Surrey is planning two "entertainment districts"?

Is the City of Surrey expecting a new sports team to be a tenant?

I wonder if they are hoping to lure the Giants? PWHL? Warriors?

^^^

A 10 000 seat arena that close to a Skytrain station should be able to attract some good tenants. The Canucks seem committed to Abbotsford, but they would attract bigger crowds in Surrey. I’m a huge Canucks fan, so if I’m able to walk to Mt. Pleasant Station and ride to Surrey Central, with a very short walk from there, I’ll check out some Abby Canucks games.

Historically, Whalley did function as an "entertainment district" before the current city centre plans started demolishing the old entertainment venues. The one along the river is really the additional one (which is a very long term project considering the state the riverfront area is in). Redeveloped former industrial areas becoming entertainment districts is a pretty common trend, however we never had the 19th/early-20th century buildings developed on this waterfront that would be turned into underground clubs like other cities in eastern Canada/US or in the Europe.

Giants are the most sensible tenant. Players train and live in Tsawwassen/Ladner. Langley is 20 minutes further out for the players and the team went from averaging ~6000 fans per game at Pacific Coliseum to under 4000 in Langley.

Additionally, with SFU, KPU, and eventually UBC all located in Surrey Central, there are opportunities for varsity sporting events. It would be cool to catch a Basketball, Volleyball or wrestling tournament.
I know those programs aren't run from the Surrey campuses, but dare to dream!

Is this project dead or in pre-sales?

They had an application to alter something to do with the energy system in March so most likely not dead. I assume we will hear more about it in the upcoming months as Park George completes.
