Maybe one tenant downstairs and another one upstairs? It does look like escalators in the old section of Nordstroms to the left of the new West Georgia entrance. And it's weird the new Granville entrance has that one narrow set of stairs down to the main level.

Does that dashed X/box around the old escalators mean they're removing them?

The dashed lines would be the atrium above those old escalators.

The entrance from the plaza could just lead to a passage and escalator upstairs.
The rendering seems to show a passage but no new nearby escalators show on the plan.

I was wondering if the entrance from Granville is an emergency exit, but if so, it would not have a vestibule with double doors.

As a side note, leasing plans for the former Nordstrom at Toronto Eaton Centre have been posted:
https://urbantoronto.ca/forum/threads/to...llac-fairview-zeidler.20351/post-2235649

By analogy, the Robson entrance could be a ground floor staging area to access the 2nd level (like Eataly at TEC).

No reason to add second set of door if the space isn't planned to be broken up for separate tenants right?

What I wonder most is, is this post signing of tenant(s) and they are delivering on their promises or are they pre-emptively making improvements to make the space more desirable...

Yup. Previously posted.
I would expect the divisions to be in response to specific tenant requirements.

The Feb 2025 permit already stated it was being demised so that's happening. But it's hard to know unless we hear some rumour of tenants being signed.

According to Bonnis, the former Nordstrom space at CF Pacific Centre mall will be divided and reconfigured into three or four new retail tenancies.

725 Granville St (DP-2025-00111) development application

Cadillac Fairview has applied to the City of Vancouver for permission on this site for exterior and interior changes to the existing building, consisting of:

Two new entries from Georgia and Granville Streets
https://www.shapeyourcity.ca/725-granville-st

Arcadis is the architect

"725 Repositioning" is the project name

Four tenants.

The new entrance next to the office tower just looks like some kind of hanging artwork and not an escalator from the graphic.

Quote:
THE FORMER NORDSTROM CHAIN STORE IS A SIGNIFICANT COMMERCIAL BUILDING IN DOWNTOWN VANCOUVER AND THE FOCUS OF THIS PROJECT TO RE-TENANT THE STORE WILL MAINTAIN THE LOOK OF THE EXISTING BUILDING WITH MINIMAL IMPROVEMENTS TO THE EXTERIOR DESIGN.

WITH REPOSITIONING THE BUILDING FROM A SINGLE STORE TO MULTIPLE STORES WITHIN THE EXISTING BUILDING, EACH NEW TENANT WILL REQUIRE EXTERIOR ACCESS ENLIVENING THE PEDESTRIAN STREETSCAPE. THE EXISTING THREE ENTRIES (GEORGIA STREET PLAZA FOR TENANT 4, GRANVILLE STREET FOR TENANT 1, AND THE CORNER OF ROBSON STREET/HOWE STREET FOR TENANT 2) PROVIDE STREET ACCESS FOR THESE NEW TENANTS. THE CF PACIFIC CENTRE ENTRANCE AT THE CORNER OF ROBSON/GRANVILLE STREETS WILL BE MAINTAINED FOR THE MALL ENTRY AND POTENTIAL ACCESS INTO TENANT 1.

TENANT 3 DOES NOT HAVE AN EXISTING STORE ENTRANCE AND WILL REQUIRE NEW ENTRY POINTS. IT WILL BE THE LARGEST OF ALL THE NEW TENANTS, AND NEW ENTRIES ON BOTH GRANVILLE STREET AND THE GEORGIA STREET PLAZA ARE PROPOSED. THE NEW ENTRY ON GRANVILLE STREET WILL BE DESIGNED AND DETAILED TO MATCH THE EXISTING ENTRY ON GRANVILLE REPLICATING THE STOREFRONT SYSTEM, SCALE, AND COLOURS TO MATCH THE EXISTING ENTRY. THE NEW ENTRY ON THE GEORGIA STREET PLAZA WILL MATCH THE OFFICE BUILDING ENTRY AT 725 GRANVILLE, LOCATED ADJACENT TO THE STORE, MATCHING THE SCALE, MATERIALS, COLOURS AND CANOPY DETAILS.
WITH THE MULTIPLE NEW TENANTS, SOME ADDITIONAL EXITING FROM THE UPPER FLOORS IS REQUIRED TO MEET LIFE-SAFETY CODES. ON GRANVILLE STREET A NEW EXIT DOOR WILL BE PROVIDED AND WILL BE LOCATED NEXT TO THE EXISTING EXIT STAIRWELL. THIS NEW EXTERIOR DOOR WILL BE POSITIONED IN THE FAçADE (MATCHING THE COLOURS OF THE EXISTING EXIT DOORS) AND ONE EXISTING STOREFRONT WINDOW WILL BE INFILLED TO ACCOMMODATE THE NEW DOOR. NEW STONE TO MATCH THE EXISTING STONE FAçADE WILL BE USED TO INFILL PART OF THE WINDOW NEXT TO THE NEW EXIT DOOR.

NEW SIGNAGE FOR THE EACH OF THE NEW TENANTS ARE PLANNED IN THE LOCATION OF THE OLD NORDSTROM SIGNS ON ALL FOUR ELEVATIONS. NEW SIGNAGE IS PROPOSED ON ROBSON STREET, GRANVILLE STREET, AND THE GEORGIA PLAZA. SEPARATE SIGNAGE PERMITS WILL BE REQUIRED.

IN CONCLUSION, THE REPOSITIONING DESIGN WILL MAINTAIN THE DESIGN, COLOURS, AND MATERIALS OF THE EXISTING BUILDING DESIGN, WHILE ENHANCING THE PEDESTRIAN EXPERIENCE ALONG GRANVILLE STREET AND THE GEORGIA STREET PLAZA WITH NEW ENTRIES.

interesting. I have a feeling Zara and Nike are two of the tenants, if only based on their nearby stores being undersized for Downtown and given mid-market fast fashion usually fare better than upmarket brands during recessions.

They have 39K sq feet in Metrotown (?) so I guess it's possible. Personally I would bet on Uniqlo.

Uniqlo, GU, and PLST. Then throw in a 24hr Don Don Donki and now we're rocking downtowns socks off.

One can dream right.

Now that we know the number of tenants, what are we guessing for the CRU layout?
One tenant (Simons?) taking level two and three with three CRUs on level one, or one each on two and three with two CRUs on level one.

Japanese brands, owned by Uniqlo. Definitely won't be happening.

Japanese brands, owned by Uniqlo. Definitely won't be happening.
They said each CRU (four) would each have their own external entrance.

The old Granville entrance will be for tenant 1 so maybe taking up the Robson side of the first floor. They said the corner Robson/Granville entrance might also provide access to tenant 1.

The new Georgia plaza entrance must be some upper level tenant being the largest tenant. But then they also said they will use that new mid-building Granville entrance.

Robson/Howe corner most likely something on Level 2 because of the new (?) escalator and stairs shown on the sign site layout and that's for tenant 2.

They said Tenant 4 will use the existing Georgia Street Plaza entrance. So maybe something in the corner on the first level.

Here are my guesses:

Tenant 1: Existing Granville entrance near Robson (next to the Pacific Centre entrance)
SE corner of Level 1 and large area on Level 2.
Maybe Level 1 and 2 extend across to access a common area elevator vestibule and freight elevator,
which would explain why that new escalator is at the back of the unit and oriented sideways.
Could be an Eataly, consistent with restaurants and entertainment off Granville.

Tenant 2: Entrance at Robson & Howe corner. Small/medium retail area on Level 1 and on Level 2.
Escalator up and stair down suggests low customer volume, so maybe a Uniqlo. Consistent with Robson being fashion-oriented.

Tenant 3: Biggest tenant with new entrances on the plaza and midway along Granville. Floorplate likely arcs through the ground floor encompassing the existing Nordstrom escalator atrium. So moderate area on Level 1, remainder section (not occupied by Tenants 1 and 2) on Level 2 (could be quite small if Toronto is a precedent) and all of Level 3. Probably Simons, but with horrible streetfront presence. Hopefully Level 1 isn't just glorified corridors.
Simons would have been better bidding for the Hudson's Bay space.

Tenant 4: As Jollyburger notes, probably just the NE corner of Level 1 with huge prominence on the plaza.

This layout is so much better for the area - just if any doors led to another tenant

I think this would be an ideal location for the first BC Chick Fil A as well.

I'm still not sure on Simons.. the Oakridge Bay space is still up for grabs and I don't know if they would open two locations. A City Ikea is also a possibility (Toronto City Ikea = 66k sq ft / London Oxford City Ikea - 58k sq ft).

Ron.

IKEA would be cool.
Downtown is also pretty close to the Park Royal Simons, so agreed that Oakridge would be preferred for Simons.
