I think this quote is key to explaining the move:



They are moving to the Shediac Road exit from the TCH in the hope to get business from drowsy drivers looking for a cup of Joe and a sweet treat on the way through the city.

This will be a risky change in their business model. They are moving 6 km away from their core clientele in Moncton East and Dieppe in the hopes of attracting new business from the TCH. Only time will tell if this was a proper move.

Fen's are being aggressive in their Moncton expansion. They opened a market at the Magnetic Hill exit (in association with A&W } just a couple of years ago, have plans for a new market at the Mapleton exit (in association with Denny's and Starbucks), and now are opening this location at the Shediac Road exit in association with McBun's.

That's three Fen's at three different TCH exits. The commonality between all three locations seems to be Petro-Canada.

I just noticed the other day, driving down Harrisville Blvd, that they have cleared the ROW for the main exit street from the planned Humphrey Brook neighbourhood.



They probably did this last fall, but, this was the first time I noticed it. I wonder if further improvements are coming this year? There are also plans out there to widen Harrisville Blvd itself.

Just a reminder that Mr. Irving bought the land north, northeast, and east of his property (the big rectangles).. so more than half of this planned subdivision and arterial will not be happening.

I wouldn't be surprised if that little plaza isn't bulldozed for something bigger. I am sure if some of the other tenants start packing up, then something is in the works.

From the PAC documents for the May meeting of the Moncton Planning Advisory Committee:

The City of Moncton has received a request for a variance application for property located at 10 Marriott Drive to reduce the front and side yard setbacks, to reduce the lot frontage, and to allow a driveway within 3m of a property line.

The variances will accommodate a new multiple-unit residential development consisting of two 67-unit buildings and one 60-unit building, for a total
of 194 units.
No renders are available with the package at present (they may be available later), but, we do have a site plan:



I chose the non-zoomed site plan because it shows the relationship of this development to other nearby proposed developments on Warner Street. You can see there are about 8-10 other similar buildings planned for this section of land just to the west of the Fairfield Inn by Marriott. One of these buildings in behind the Marriott is already under construction.

- Median on Elmwood Drive to prevent left-turn movements from Mill Road to MacAleese Lane

- New interchange at McLaughlin and TransCanada Highway
- Overpass improvements at TransCanada Highway and Elmwood Drive to connect multi-use pathways and for intersection improvements (roundabouts) at Elmwood Drive at TransCanada Highway ramps, Caledonia Road, and Granite Drive
- Traffic signals at McLaughlin Drive/Xavier Drive, McLaughlin Drive/Granite Drive, and McLaughlin Drive at the future TransCanada Highway interchange ramps
- Intersection improvements (roundabout) at McLaughlin Drive/Morton Avenue

A high-level cost estimate of the conceptual improvement plans notes the planned improvements would cost approximately $40 million in current dollars. This does not include the land acquisition on any project, transit improvements, or the TransCanada Highway/McLaughlin Drive interchange.
I sent them a comment stating that I was disappointed that a McLaughlin Road/TCH interchange is considered a "long term" goal. I consider this the single most effective thing they could do to decrease traffic congestion on Elmwood between the TCH interchange and Granite Drive since it would allow an alternate access/egress point onto the TCH from Granite Drive.

I am not sure what to think about their plans for roundabouts at TCH/Elmwood and and also Elmwood/Caledonia and Elmwood/Granite. That seems like overkill (like on Larry Uteck at the Bicentennial Highway in Halifax).

In NS, the new highway construction code requires a fly-by lane if interchanges are within a certain short distance of one another. That would be nice here.

So... 4 new traffic lights between Granite and Leopold Belliveau... yikes, not looking forward to my daily commute down McLaughlin!

Construction fencing has appeared on Morton Avenue in front of the new Dollarama store, where a small retail plaza is to be built, containing 3-4 CRUs, most likely including a new Mary Brown's.

Original plans were also for a Fat Bastard's Burrito outlet as well. It is uncertain if this is still in the works.

In any event, construction appears imminent.

This, in combination with the new dollarama, should bring some much needed traffic to this strip mall.

Yes, that would explain it.

Oulton is now a degree granting institution (BN). Some of their other programs (such as dental assistant, dental hygiene), although diploma, not degree based, are often offered in universities.

I wonder if we will ever see "Oulton University???"
