174 Provencher cladding has tarps off and I was driving but at a quick glance it looks really really nice, a mixture of brick and stone (maybe tyndal). looks like 3-4 seperate buildings. this leasing company needs to update their brochures as it looks brutal in them

The brick is that stucco like material. Posted earlier in this thread IIRC.

Looks good.174 is a nice addition. Nice to see Provencher Blvd finally fill up. For so many decades it looked like it was as a smile missing so many teeth. Retail....Tough to decipher... Are there 2,3 or 4 CRU'S?

Based on the plan approval, the front facade main floor will be Tyndall Stone from Gillis Quaries, the black colour is Hardie lap siding and the balance is EIFS in various finishes.

The sides and rear elevations appear to be cementitious stucco.

Definitely agree on it being nice to see more lots developed. The missing teeth are a good start. I think ultimately there could be a good opportunity for a nice boutique hotel to set up in one of the lots. That was my original wishlist for 174. I could see one going on the lot across the street, that would be nice.

Otherwise, I think there should be a push on to get more groundfloor commercial units north of Provencher, especially on Tache and St Joseph. That area is really starting to fill in and I would imagine that some of these would do well.

The Juliet balconies kinda throw me off, since it looks like it was originally designed for balconies, kind of like 98 Market lol.

i agree it fills an empty lot (since 2008 i think) and former gas station.

I would also like to see a Boutique hotel on Provencher.
It would so fit in with what the area wants to accomplish being a French Quarter. It can offer a jazz lounge and with the start of a few developments we see, and new CRU's. cafes, restaurants etc, would be a great tourist draw.

That’s a brilliant idea actually. Not because of the ‘hotel de ville’ name etched on the front (though that would be a cool name for it) but because it would be a great reuse of the building that would keep it accessible to the public in a way condos or rentals can’t.

Thanks for sharing that, it’s a real pretty building. Would love to see a few more similar structures around the neighborhood.

Looks like we may see some action at 165 Provencher soon, carrington signage is up and seems like they’re using the lot next door for staging.

That looks great! Looking forward to seeing some shovels in the ground finally. That lot has been empty a long time.

In other st b news, the conversion of 210 Masson (old normal school) into apartments has been well under way the last few months. Glad that’s finally being put to good use.
