i hope this gets built with no VE to the design. It's a very beautiful design and would be a cool addition to that area.

The sales center isn't open yet, but i believe they want to launch sometime in the 1st quarter.

Additionally notable is that it includes a rendering of the second phase of the project, which is substantially taller than the previously planned second phase

Second phase seems to contain pretty much the same design elements of the first phase (which I think to be a good thing), but with a darker brick. It’s difficult to tell, but it appears like it may potentially be even taller than the previously planned third phase, which was previously supposed to be the tallest phase

Some other small changes I’ve noticed in the design:

Old


New


The bays are now curved on all 4 corners, while they were previously only curved on the top. Additionally, the balconies been a bit more “floaty”, a bit less integrated into the rest of the building in comparison to the previous design, with the curves of the seen on the rest of the building no longer continuing over to the balconies. Definitely a bit of a downgrade, but the building should still look good. Unfortunately, the new design of the first phase may be slightly shorter, seems to be 2 floors shorter if I counted correctly. Then there’s some small changes of the massing along with a few removed balconies at the top of the balcony, which really doesn’t change much. The first 6 floors, where they plan to be doing all full proper hand brick laying seem to be completely unchanged as far as I can tell

What a disappointment...... The new design looks blocky now with an ugly rooftop. The building on the right looks good, but it has the same overall form as the original design for this first building, so I'm not holding out any hope on that.

The rooftop is ugly, but I find the rest of the building to still be fairly appealing.

I agree that the building on the right will likely be VE'd.

Agreed, most of the VE changes to Phase 1 are subtle, basically lateral moves that don't impact the effect much. Except that basic-ass mechanical screening that looks like an office tower and totally ruins the Art Deco-esque, setback effect of the original. No 9 Walton did this much better.

Drove past the sales center tonight and saw this through the window. The glass is fritted, so the images aren't as clear as the could be.

Hopefully the fact that they've included the second phase in the new renderings and the sales center model may indicate that the second phase will come very shortly after (or even potentially constructed in tandem with) the first phase! It would be strange for them to otherwise seemingly start marketing phase two if it were still years away.

Also, this second phase will definitely be one of the tallest buildings in the west side of Fulton Market, unless if we are to see 420 N May start anytime soon.

I doubt both would go up at once. I suspect they are just giving potential buyers a more complete view of the development (and eliminating the need to build a second model later).
