I received a DM from an individual who should know, that the commercial building on the NE corner of Lewis and Main is already owned by Spataro Holdings.

Yet more evidence, perhaps the strongest yet.

I honestly think something is afoot.

The property records show the block is owned by a few different companies. An individual owns 9 Lewis St.

The parcels fronting Main have been owned for years by Spataro Holdings, which was involved with building 55 Queen, and there have for years been rumblings of similar plans for the block. Spataro also owns the parking lot on that block at the corner of Lewis/Queen.

McInnis Group from PEI owns 14 Steadman St.

Newport Properties Inc. owns 17 Lewis St., while a company called Coppin Property Holdings Inc. bought the two parcels on Aug. 1. Company records list a law firm as its mailing address in Saint John and its two directors have Ontario addresses.
FYI, I see no changes in ownership (yet) since this post about who owns that block in 2023.

I think Spataro Holdings has owned this building for some time. The person who DM'ed me I trust quite a bit.

As for the other properties, the prior post on the main [Moncton] thread said that a majority of the residential property owners have agreed to sell, not that they had actually sold (yet).

T&T photo of the construction site for the new six storey apartment building on Waterloo Street being built by Seville Properties

You can see the Three Sisters in the background for perspective.

It’s too bad there is no ground floor retail in this project. Huge fan of buildings like this with very limited road setbacks. I find it makes the building feel more urban when there is no setback or very little setback.

I was thinking the same about the ground floor retail, but also realized that the three sisters are right there and soon to be their other development. Which already has so much retail. That may have been the reason behind the lack of it. Just to much competition.

I could imagine.. a nice bar on the main floor, maybe some clothing store, coffee.

This just popped up on Retail Talk & Share:

Tony's on Botsford is opening across the street from where St. Bernard Place will be built.

I presume this will be the third location for Tony's Bistro. An excellent addition to the downtown core!!! This will be extremely popular.

Small red tower crane components are getting dropped off on the Waterloo site today. It looks like Craneco must have gotten a third tower crane. This will be the 7th tower crane in greater Moncton. I will post a picture once I get a second.

Some Moncton Hospital news:

- Tim Horton's in the main hospital lobby is closing soon and, apparently will be replaced with Second Cup and Pita Pit. This is the same combo as exists at the Saint John Regional Hospital. It makes you wonder if there isn't some type of franchising agreement between Horizon and these two chains.

The gift shop in the lobby closed last year. The space is now being used by the Friends of the Moncton Hospital.

It desperately needs it. It never recovered from the closure of the Nurses Alumni Cafe and the COVID crisis.

More TMH news:

Quote:
The Jean Elizabeth Saunders Irving Obstetrics and Newborn Care Unit will welcome its first patients on May 14, 2025

(MONCTON) Monday, May 12, 2025 – Horizon Health Network is pleased to announce the new Jean Elizabeth Saunders Irving Obstetrics and Newborn Care Unit at The Moncton Hospital (TMH) will open for patient care on Wednesday, May 14, 2025.

At all times, expecting individuals and their families need to use the main entrance of the new unit on MacBeath Avenue (see photo below). After hours (5 p.m. to 7:30 a.m., 7 days a week) and on holidays, this entrance will be locked, and patients can use the intercom to notify nursing staff of their arrival, and someone will escort them inside. Wayfinding signage is also in place.

In preparation, all individuals in the TMH service area who are 35 weeks pregnant or more have been contacted by their health care team with information on what to expect during this transition.

The Jean Elizabeth Saunders Irving Obstetrics and Newborn Care Unit is a modern space that offers advanced care for newborns and their families. It features the latest technology in a space built for safety, quality, and patient-centred care, such as wireless fetal monitors and purpose-built rooms including spacious areas for families. This transformational project is a partnership between Horizon, the Government of New Brunswick, and the Friends of The Moncton Hospital Foundation.

Each year, close to 1,200 babies are born at The Moncton Hospital; 200 of those newborns are admitted to the Neonatal Intensive Care Unit. There are over 3,500 Maternal Fetal Medicine Clinic visits annually.
It's finally going to open!!!

I always thought they should have a pedestrian across the street to the parking lot (hopefully eventual parking garage) this would make the lobby a lot more attractive I think.

I heard from a contact on the weekend that the status of the Terminal Plaza complex (1222 & 1234 Main) may have recently changed. Crombie may have sold these buildings, or at least changed management of these buildings to a developer/property management company out of Halifax.

Very interesting if true. It could mean a fresh start for these buildings, which have seen little investment (or interest) since 1234 Main was refurbished nearly a decade ago.

I work at 1234 Main so when you said this I checked with our facilities team to see if they have heard anything about a change in management or sale of the buildings. The only thing he knew about was that he had given a tour of our floor to some Crombie execs a couple of weeks ago. He is going to do some digging to see if he can find out if they in fact have changed hands.

Another message from my informant. He (she) states the deal will close on the 13th (tomorrow).

Someone threw out a unb campus in one of the two buildings. Seems like a smart idea. Downtown core would be a good young crowd.

That would be wonderful, but I doubt that is what may be planned,

This is still in the rumour phase. We will have to wait and see what may be in the works. It appears we have a couple of connected SSP members, so hopefully we might know more in the next few weeks.
