I’ve seen workers here for a while, I wonder how long it’s going to take for them to move the house, don’t really know what they’re doing there everyday,lol.

I was walking through the area last night after a show and noticed some fencing and a tractor at 629 north 3rd avenue which is where there was a small apartment building proposed. Anyone have any update? Is this still a thing or is this gonna be replaced as surface parking?

Yeah, they are working on both sides of the street there, maybe they are building two? I’ve been seeing more work going on there than the corner with a house. That looks cool though, I thought it might of been more of those three story town homes but this looks better!

I was hoping for more height there but it actually looks good and that’s all they have the zoning for anyways.

I think these small apartment buildings are PERFECT for filling in the mixed neighborhoods around downtown. They dd density, are nice, not enormous but add a lot of character to the street they are on.

We need this stuff to proliferate through Garfield, Coronado, up central and all around downtown.

Anyone know what’s happening with The Herrera? The casitas by Matt’s Big Breakfast. It’s looked finished for a while but has a gate around it still. Also I tried to go to the website liveherrera.com. And the website says the owner paused service for the website.

Not sure if this has been mentioned. There is a new apartment building going up at the 18th place cul de sac across from PCH. its up to 3 stories, probably going to 5 stories.

I wonder how they'll fare with the GPLET with the current failure of X Phase II. For that matter, any idea what the city is thinking regarding the unfinished X?

Flowers Lofts & Studios

Proposed 3-story apartment building (mix of lofts and studios) at 2nd St and Roosevelt. This project would go directly north of the other proposed 2-story food court building (Roosevelt Market) at the NEC of same intersection.

The loft building will have ground floor retail and the "studio" building will be built behind the historic property, which is currently home to Sottise.

Pretty crazy how far, in terms of failed proposals, this intersection has come. First, it was True North Studio's Creative House Tower or Knipe Village and also the Federales Taco spot on the hard corner that had neighborhood pushback.

I hope both projects move forward.

Thanks for sharing this information.

It is disappointing to see how this site went from an exciting project to a un-interesting architectural-low rise apartment building covered in flower graphics in our downtown core. This can be built anywhere else in the valley, but why downtown? IMHO, the NIMBYS at this Roosevelt neighborhood location are to blame. Don't be surprised if they push back at this development as well.

Wasn't that supposed ot be a trendy Mexican place on that corner? Were they able to kill it?

Federales, mentioned earlier in this thread, was blocked by the neighborhood, which did not want a repeat of the Golden Margarita fiasco.

There is a 250' height limit by right on the site. This is just TrueNorth wasting people's time again. The City should never have selected them as the Knipe developer with their years long track record of doing absolutely nothing.

What was so bad about Golden Margarita? Cobra Arcade Bar has had two deaths in the past three years.

The three-building complex on the NEC of 12th St and Washington has active demo permits (as of August 5th) and a concurrent PreApp (PAPP-2502409) for a 7-story, 236 unit multifamily complex. Looks like we could see more infill around this station area. If built, it would be the tallest so far.

Still waiting on the Haven at Washington to break ground...

Demo of the complex underway on the NEC of Washington/12th Streets, perhaps movement of the 7-story multifamily is close behind assuming permits are in order.

Also, a rezoning to WU Code to accommodate a 10-story multifamily development in progress on the NWC of Madison/13th Streets, behind the Phx New Times parking lot. https://www.phoenix.gov/content/dam/...aff-report.pdf
