$900 million Bronzeville tower and AI lab project nears key land deal
Quote:
Griffin Venture Group is under contract to acquire the 6.6-acre development site at the corner of 26th Street and Martin Luther King Drive, between McCormick Place and the former Michael Reese Hospital site, said the firm’s founder, JC Griffin.
Griffin unveiled plans for Metropolis Pointe earlier this year. The proposal includes a 50-story tower with more than 600 residential units that would include a mix of workforce, market-rate and luxury condominium housing and an “AI Preparedness Institute,” an education and workforce training center focused on artificial intelligence and emerging technologies.
The development, which has an estimated total cost of $900 million, would also include retail space and wellness-focused community amenities, according to an announcement from GVG.
While I'm not the biggest fan of the design, seeing this level of investment, and the actual prospect of a substantial new highrise this far South is insanely great to see.
Still seems kinda far-fetched to me, but if the developer can pull it off, this would be only the 3rd 500+ footer ever built in Chicago outside of the central area, and it'd be the tallest of the three at 560' (the other two are on the north lakefront: 531' Park Place Tower and 513' 5415 N Sheridan).

Looks like this was designed in SimTower or SSP diagrams lol.
Kinda love it. Most exciting proposal I've seen in a long time. Bronzeville is booming right now, would love to connect Hyde Park to South Loop skyline.

Compared to Park Place Tower, this thing is a masterpiece......
I still find it really exciting we have a solid investor looking to plant a 500 foot skyscraper in this part of town..... I really wish I knew the exact calculus behind the decision to do this. I really have to wonder how much the expected Quantum development plays into this.....
I think it's a neat design, pretty wide tower but it breaks up the horizontality with the silo-like massing. It'd instantly be the star of the view from 31st St beach.
I don't think it's gonna happen, at least not at this scale, but the fact that it's being seriously pursued is good news. We might see some solid midrises & highrises develop out of this
Another example of the broader Chicago style of many skyscrapers built in Chicago. Somewhat of a contrast to many of the narrower skyscrapers being built in Manhattan lately. If this tower is actually built in Bronzeville it surely would become iconic.
I mean, no matter what you think of this design, I'm certain that the design will be massively value engineered if/when it is built.
I myself find the design interesting, but perhaps "overdone" or "trying too hard". Which I think the value engineering could actually help out with. I do hope they keep the bronze color of the towers though

Agreed. That roof will cost a fortune. and no one on the street will ever see 90% of it.

I actually like it. So glad it's not the typical looking glass buildings with those aqua blue colored windows that are being built all over the US now.
Cool window facade detail at street level especially. They're going to have to get really creative with window cleaning with that towers roof and the "flex" buildings deep curves.
No way this will be the final design, lol...if built.
A potential timeline has been revealed for Metropolis Pointe at 2601 South Martin Luther King Drive in Bronzeville. Located just south of McCormick Place, the skyscraper development would replace a large vacant lot adjacent to the upcoming Bronzeville Lakefront proposal. Efforts are being led by JC Griffin, along with Wight & Co. and Studio Barnes, which are working on the design.
Originally proposed earlier this year, the two-tower project was initially seen as out of place by locals but is now seeking to gain community approval, according to the Chicago Tribune. To that end, the team hosted its first public meeting late last week. If all goes according to plan, Griffin hopes to gain city approval next year, purchase the land for $29 million, and begin construction in mid-2027.
