No idea what he's talking about, it's clearly the church with an extension to the south.

It is, and nice to see not only a re-use of an existing structure for housing but filling in an empty lot on the streetscape to the side. Great project!

Hopefully we see a proposal some time soon for the empty gravel lot across from there, it's such a wasted corner at Main & Douglas.

On a related note, does anyone on here know what's going on with the other church at 90 Douglas Avenue, next to the Homeport Inn? It's a very cool structure and occasionally I have seen activity there, but I can't tell if it is occupied these days or not.

PAC this evening was uneventful. The Douglas Avenue development didn't provide much more detail other than that most of the units would be one-bedrooms with a few two-bedrooms. Locals have some concerns regarding parking and traffic as the development won't have many spots, but I don't think they are going to get far with that.

The removal of scrap yards from medium industrial went through, too. I don't think it will change the minds of the Lorneville residents who simply don't want any expansion at all, but the city was wise to do this to remove the unfounded idea that the expansion was so AIM could set up there.

I think this public hearing could have even more fireworks than the Wolastoq Park rezoning. I have seen a significant number of 'Save Lorneville' posters and signs recently. They are all along Germain Street for the Mayor to see every day.

The included map does not help clarify which parts of each PID are being rezoned, and I can't make the numbers add up cleanly.

However, I assume the Park and Natural Areas will be the land close to the residential area of Lorneville, probably including the wetlands.

In the upcoming Council meeting on April 22nd is a "Process Change for The Planning Advisory Committee".

Link to the presentation for more info: https://pub-saintjohn.escribemeetings.com/filestream.ashx?DocumentId=21627

Quote:
"Purpose of the Change: To direct the Planning Advisory Committee (PAC) to limit the use of Public Hearings to those planning applications under which the PAC is the hearing body.

The change would:
• Align our planning application process with the requirements of the Community Planning Act (CPA).

• Eliminate duplicate Public Hearings conducted by the PAC for applications that also require a Public Hearing by the Common Council.

• Align the planning applications process with best practices established by New Brunswick municipalities.

Benefits
• Alignment with the requirements of the CPA and Provincial best practices.

• Eliminate duplicate Public Hearings while still facilitating feedback on all planning applications.

• Renewed focus on the importance of the Common Council Public Hearing.

• Members of the public can focus their time and energy on a single public hearing, limiting the demand on their time to provide feedback.

• The applicant will participate in a streamlined process, where they will focus on the technical components of their application at PAC.

• Refocus the role of PAC as a technical body.

• Streamline the operation of PAC Meetings, allowing more applications on each Agenda.

• Allow staff to incorporate technical training into the PAC Agenda.

Recommendation
That the Mayor, on behalf of Common Council, issue a letter to the Planning Advisory Committee (PAC) directing the Committee to limit the use of Public Hearings to only those planning applications for which the PAC is the designated hearing body. These shall include applications pertaining to Conditional Use, Non-Conforming Use, Similar or Compatible Use, and Variances under the jurisdiction of the PAC.

The lot at to the east of Barker and Somerset, that's been listed intermittently with plans for a 10-unit apartment building, seems to have construction activity going on, and is no longer up for sale. Does not appear to have been sold.

370 Somerset Street is for sale.

Quote:
"Prime Development or Immediate Use Opportunity 370 Somerset Street, Saint John Unlock the potential at 370 Somerset Street, perfectly positioned between Uptown Saint John and Millidgeville. This versatile property is zoned RM (Mid-Rise Residential), offering a valuable opportunity for investors and developers to create multi-unit residential buildings, condominiums, or mixed-use developments with commercial spaces at street level. Already improved with an existing building, this property is ready for immediate use as a community center, place of assembly, or other permitted uses under current zoning giving you the flexibility to operate now while planning future development. Whether you envision a vibrant new project or need a functional space today, this property delivers on both fronts. Located in a high-demand area near hospitals, universities, shopping, and public transit, the site offers excellent connectivity and strong appeal for future tenants or community use. RM zoning typically permits construction up to six stories, offering major potential for those looking to expand their real estate portfolio. Opportunities in such a prime location are limited whether youre seeking an immediate-use building or a prime development site, 370 Somerset Street is absolutely worth a look. All sizes should be verified by buyers. (28284646)".

30 Thorne Avenue now has CFM branding. The changes they've made make the building look a lot better.

There is a new post on Retail Talk & Share NB Facebook group. Apparently, the former Sears/Zellers Select property at Lansdowne Plaza in the north end is scheduled to have an new apartment building constructed on the property. Anyone else hear about this?
