I did a bit of research just now, looking up the FiveFive Queen thread to refressh my memory as to who the developer was (Nick Spataro). FiveFive Queen was the first project specific thread for Moncton on SSP. The thread was created in 2016, only nine years ago. Just look at all that has happened in only nine years.........

So, two forumers have come forward, both with information that a major development is in the works for the Steadman Street area.

What exactly do we know as of now:

This is the lot in question



- Homeowners on Steadman Street have been approached by a develop to sell their land to allow for a major project. Apparently a majority of owners have agreed.
- Sewage and infrastructure work may begin this year (perhaps in conjunction with the major work upcoming on East Main Street).
- The project timeline may take as long as five years (2030).
- The developer may be Nick Spataro (the developer behind FiveFive Queen).
- The building may be roughly twice the height of FiveFive Queen (so, in the 15-18 storey range).

I can believe that a project like this could belong to Spataro. I absolutely recall him saying at the time FiveFive was finishing up that he was open to doing another similar project elsewhere in downtown Moncton in the future. This block of land is only a block away from FiveFive Queen. Perfect location. Perfect synergy.

If this rumour is real, I can see a major mixed use development similar to FiveFive, only larger. It is on the NE corner of Main/Assumption at one of the most prominent intersections in the city. A signature development belongs here. I could see ground floor commercial/retail facing Main Street, and a tower with residential +/- hotel, just like FuveFive Queen.

I am going to cross post this on the downtown thread, because this is where discussion belongs, at least until we get some confirmation and a project specific thread can be created.

I think the combo hotel and residential concept is great. The increased activity can add to the vibrancy of an area and the hotel can provide increased amenities (restaurants, pool, fitness centre and possibly concierge service) to residents that might not otherwise be viable.

Nick Spataro pulled this off spectacularly well with FiveFive Queen. Building residents can have wait staff make food deliveries to their apartments from the Gahan House restaurant just the same way as guests at the Canvas Hotel do. They also have free access to the hotel affiliated lobby lounge coffee shop and the rooftop Pallette Cocktail Bar.

I'm sure he could do something similar again.

Would this necessarily be the whole block, or would it be the northern 3/5ths excluding the commercial building along Main? The wording sounds like it's focused on the residential properties.

This could be possible too. We only have the barest of second hand information to allow us to speculate.

But, if this is a 16-18 storey building, it would be a waste not to have a Main Street facing podium to allow for a strong retail/commercial component.

I just received a DM indicating the commercial building facing Main at Lewis is already owned by Spataro Holdings. It appears we are talking about the entire block.

There were 2 smaller properties on this block that sold on the same day (Aug. 1/23) probably purchased by Spataro Holdings if these rumours are true. If so, it looks like they've been planning something in this location for quite a while.

It's also interesting to note that they've sold some of their smaller apartment buildings over the last couple of years. So it could be that they've been preparing for something bigger, possibly a similar concept to 55 Queen.

I still think the 55 Queen model would be ideal for the Junction developers; along the Main Street section of their property.

Architecturally, there is not much to lose on that block, so something that builds this up, like 55, would be fantastic. And if other building get started, well, we might just have us a downtown some day!

Apologies if this has already been brought up somewhere, but I've been out of the loop for a while and I'm seeing on Statcan that Moncton had a whopping $115 million in commercial permits in January 2025, a number that absolutely dwarfs anything on record. Can someone enlighten me on what this was for?

Not sure, but, if I was to hazard a guess, I would say the ASEC project. The tower crane is on site, and, this is roughly a $700M project.

ASEC was my first thought as well, but wouldn't that fall under institutional/governmental?

Sorry, I didn't see the "commercial" bit.

Yes, you are correct. That would be institutional.

How about the rumoured Amazon fulfilment centre???

Moncton city council has passed the bylaw allowing residential fourplexes in all development zones. The vote was 9-1 in favour.

Not a surprise really, as millions of dollars of federal infrastructure funding was contingent on the vote.

Freddy passed it a few weeks ago, despite a lot of opposition.

Does Saint John have a similar motion coming up? I don't think I've heard much chatter about it from the Saint John angle.

If asked I would have said they already had but now that you mention it I'm not 100% sure. I haven't noticed anything on the agenda for upcoming meetings.

Between what happened with the Irving proposal for a parking lot in Wolistoq Park and what's upcoming with the Spruce lake Industrial Park expansion I'm sure they aren't looking forward to yet another meeting full of angry people.

I believe Saint John passed these changes several months ago, probably in January. I recall minimal opposition.
