For the first time since the new year we have some substantial major development items coming up in a DRC agenda at the April 22nd meeting (not the one coming up next week).

Biggest item is probably that the developer for the 7th Street Residential project (29 stories, 818 units) is seeking the removal of the historical overlay zoning at the 1st Congregational Church and House of Tricks parts of the site, so yes this appears to still be moving forward despite the HPC not recommending the partial demos.
Next is that the developer of The Marshall is seeking reasoning and PAD amendment to the adjacent site to the South of the current construction (currently the Tempe Palms apartments) for a development which would be approximately the same density as the current site just on a smaller lot, 7 stories 105 units.
There's also a DPR request for the construction of a 35 unit 3 story townhome development at 2152 E. Wildermuth Avenue. (They listed it as Wildermuth Drive in error). The only parcel listed is the vacant lot at the address but the acreage of 1.81 acres means it has to be larger than that. I haven't figured out how to post pictures on here on mobile but if you look at Google Maps satellite view the listed address/parcel is the one that has no structures on it but to get the listed acreage my guess is that this proposal will include all of the lots on Wildermuth between the Nollie and Metro 101 EXCEPT probably the lot with the very heavy vegetation, which I'm guessing is just somebody who refused to sell.
