The mall definitely attracts visitors. The food court is often busy and retail stores are fairly busy as well. The sheer population growth within and around the mall will only result in increased foot traffic.

Unfortunately the days of the old enclosed shopping centers where you could freely park and loiterer for hours is going the way of the dodo. Outdoor shopping strips are designed to ensure you keep moving and not linger around.

Why not have both?

Park Royal enters the chat but just don't look at the north side of the street

No, the outdoor portion works only in tandem with an indoor mall. If Brentwood never had that in the first place, including the food hall and Rec room, theatre, etc., I can guarantee this place would be dead.

Previous 56 or 61 storey options for Tower 7.

The 60 comment could have been a generalization.

Yeah in another Matcon post they said T7 will be 369 units. But it sounds like they confused Tower 6 & 7.

https://www.instagram.com/matcongroup/p/DB1-BwVTfkR/

The shorter version they said the amenity floor was level 56

I don’t understand. Shouldn’t we know what’s getting built when the city issued the permits?

I think it's 56 stories (the optional podium configuration wasn't mentioned in the final rezoning report)

Burnaby might switch from FAR to height based density measurement

Interior Centre Update
The Interior Centre at The Amazing Brentwood is closing this May as the 28-acre Master Plan transformation continues.

The Amendment to The Amazing Brentwood Master Plan is still under review with the City of Burnaby and is aligned with the City’s Official Community Plan and ensures that we remain flexible to evolving market demands, municipal mandates and lifestyle trends.

In anticipation for its approval, the existing Interior Centre will be closing this May as we prepare for the site’s next phase featuring world-class SHAPE homes, green spaces, walkable boulevards and pedestrian street front shops, creating a new retail experience at the centre of The Amazing Brentwood Master Plan.

Closure Areas
Entrances to the Interior Centre will be closed along with parts of the surface parking lots.
This includes:

Entrances
Level 1: Former CIBC Entrance
Level 1: Entrance by Brentwood Dental
Level 2: London Drugs Entrance

Parking
Lower East Lot (Previous Lower Sears)
Upper North Lot (By London Drugs)
Upper East Lot (Previous Sears Rooftop)

I mean in the food court would be better but with T5/6/7 finishing up hopefully that corner will have more traffic.

While the Tower Study Site Plan meets City of Burnaby design standards, a better
form of development that allows for greater tower separation, less shadowing,
more open space, and greater variation in the built form, was achieved through the
application of height-averaging. The Proposed Site Plan (see Figure 6)
demonstrates how height-averaging was used to achieve a plan that is more akin
to the initial Master Plan concepts and aligns with the guiding principles identified
in the report titled “Proposed Height-Based Development Framework” dated
October 07, 2024. For the Amended Master Plan site, some of the residential
floors associated with permissible towers identified in the Tower Study Site Plan
(T9A and T12B) have been redistributed to other towers through height-averaging.
This is reflected in Table 1 below. In both scenarios, the site plan prior to, and after
the application of height-averaging, meets City standards and design principles.

Even after reading the report, it's hard to understand where the 3 taller height figures in the plan come from (i.e. T10 = 77).
I guess those are conditional increases if Council approves?

I think from the diagram they lose two towers with that density going on top of the three tallest towers and I guess some conditional density bonuses.

The approved Brentwood Site Conceptual Master Plan, and specifically early
phases of the Master Plan, did not maximize the permitted development potential
based on available density and the Master Plan’s design standards and principles.
In revisiting the proposed site plan, opportunities for additional towers were
explored and are presented in Figure 5 below.

At 77 stories, and the mixed use mall podium, that'll be comparable to Aura in Toronto and likely will beat the (now downsized to) 77-storey Pinnacle Lougheed tower for tallest in BC.

The Figure 6 seems to match the rezoning amendment process they started in 2024.
