Thanks Wpg_Guy! I do remember seeing this proposal now. Too bad it's been over two years since approval and we haven't seen or heard anything since.

And ya...it does seem like a lot of parking, especially considering there is below grade parking too. But still it's density nonetheless.

Edit: I took a closer look at the satellite map image I posted earlier and it actually appears there is a small tractor on site and the footprint of building 1 might be visible?

There is a community ground loop in that area that encompasses that lot and its neighbours that Gem installed. That is probably why that excavator is there.
I believe Gem still owns that lot, but I don't really know. That poorly fenced compound is Gem Equities'.

Submitted Plans

The first phase of development on Lot 5 will be building one, located at the corner of Walker Court and Argue Street. The design of the 100 unit, 4 storey concrete and steel structure utilizes massing, articulation, and material cladding strategies emphasizing the vertical proportion of dwelling units which in turn de-emphasizes the horizontal massing along the street wall. The building will feature walkout main floor dwelling units facing both Walker and Argue. All at grade off street parking is located along the west yard of the property, with building one oriented to shield views from Argue and Walker and will offer below grade conditioned parking for residents.
Is this by chance the beginning of Andrew Marquess, owner of Gem Equities that proposed the Fulton Grove development of the former Parker lands?

There is an ad for an upcoming meeting in the Free Press regarding hearings May 1 at City Center Fort Rouge Community Committee about changes to the master zoning plan for The Yards at Fort Rouge.

Sunstone is the developer, I don’t believe Gem Equities is a stakeholder or has any ownership or assets left in the Fort Rouge Yards.

It’s just to shuffle the approved density around to accommodate the Carrington development on lot 1.

It looks like a revised design for 1819 Pembina Hwy (former Capri Hotel) has been approved. The previous design, which was approved by City Council in December 2022, was 230 residential units and ground floor commercial. The new design is 240 residential units and ground floor commercial. The Capri Hotel was demolished back in 2022.

Too bad just like the Pemby, no balconies and window pattern looks strange from Pembina maybe it’s just me lol , great density but definitely not close to a head turner , oh well better than empty lot .
