Already excavating the NW corner and installing wood shoring beams for the retaining wall. They definitely are only doing the western half of the parking lot effectively cutting it in two. If they do go ahead with selling off the eastern half will be interesting to see how that plays out in the future.

The drilling rig machine has now been removed and another excavator brought in as they dig out the west half of the parking lot and install shoring and angled braces into the walls. This is really odd but likely the reality for Ayerswood as they probably don't have the financial ability to build the full two tower phase 2 plan they proposed years ago. Maybe it would be best if they sold off the entire site including the empty 25s tower so it can be fully built. A pair of 45s towers would be great on the corner of Clarence and King.

Down around 4 to 5 meters now around the perimeter walls for this excavation. If they plan to have 3 levels of underground parking and a large floating raft slab footing capable of supporting a 35s tower they will likely need to dig down to around 9 meters deep. Still no news on what Ayerwoods plans are for the site beyond underground parking. Hopefully some good news in the near future on this prominent site.

Appear to be down to around 6 meters deep in the NW corner of the pit. They probably need to go down deeper if they plan on 3 levels of underground parking. Still no indication on what they intend to do above ground or with the east side of the parking lot. No news on a sale or partnership on seeing thru with the previous vision of high rise towers.

A poster on Reddit is saying a couple of things about this:

- The current excavation has been slowed by their encountering a "well". Not sure what that might actually be, considering there was several floors of underground parking there previously

- The second phase is being redefined from two towers to one larger (taller?) tower

No idea how accurate any of this is.

Small mobile crane on site preparing to install a tower crane base. Looks like they are setting up to use a tower crane for the foundation and underground parking garage construction. Still no information on what this will look like or if there is plans to erect a tower on top of this parking garage.

Work continues at the bottom of the 3 level pit on the foundation footings. Still no info on what Ayerswood intends to do with this beyond what they stated last fall about building a underground parking garage.

I called them up a few weeks back to ask them what they were building and the gentleman confirmed it was the garage. I asked if they plan on building the next tower soon and he said probably start within a year and the plan is 42 floors for the next building.

Thanks for personally inquiring with the developer! Did you mean 32 floors? If they changed it to 42, then I'm pretty sure they would have to submit a new zoning application with the city, and then a new site plan, and building permit... and that whole process takes a little while.

They have now poured a foundation for the walls and posts for the 3 level underground parking garage. Have most of the L3 walls and posts now poured and have started pouring the L3 floor slab. Looks like plans for anything other then underground parking are up in the air and pending future decisions. My guess is they will be actively looking to either sell or partner with another developer to move any future development on this site.

I would prefer one 42 story tower to building 2 shorter ones. I always thought 3 buildings on such a small lot was a bit much. It would also be more appealing to actually live in because one tower allows enough distance between the other to enjoy the view or even just have some privacy. 3 buildings would have meant you can watch your neighbour have dinner. Density is great but first and foremost, the residences have to be livable.

By my eye, the remaining space on that corner can easily handle 2 buildings. Not big floor plate designs like Renaissance or City Place but Centro minus the middle short building could easily fit here. One building in that remaining space would be a really big building, or a big waste of lot space. The building they just finished on the site was kind of shoehorned into the spot it's in and that space would have otherwise been wasted if they only went with 2 buildings on the site. A 42 where they are currently working, and a 35-ish right at the corner would look good there I think.

They have now poured the southerly third of the L2 floor slab. All the L3 floor is also poured except the section where the L3 to L2 parking ramp is yet to be formed. Have also started forming for some of the L2 posts on the south side.

The parking garage under what will become the next tower immediately south of the one that was just built. Right now there is no on site parking that I'm aware of for that tower
