My money is on the lot beside 201 Portage. There were a few proposals for that site with opening P&M being the only holdup.

As much as I'd like to see the St. Regis site developed, I'd love to see 201 Portage developed. Having an empty lot beside (arguably) the city's most prominent intersection has irked me for, oh, a big chunk of my lifetime now.

Of course the new tower is still just a rumour, but crossing my fingers...

Hi Folks,

Here is an updated list of projects either under-construction or in predevelopment in downtown Winnipeg. I've done my best to double-check all the numbers, but with a list this long there are likely to be a few errors. Please correct me if you spot any mistakes and I will update the list.

Under Construction:

127 Bannatyne Ave:
-New mixed-use building with 90 rental apartments, commercial space, and office space
-Projected completion date of Spring 2025

The Bay Redevelopment (Wehwehneh):
-Conversion of the old Hudson’s Bay building into 373 apartments (200 of which will be affordable apartments), 2 restaurants, a health centre, a child-care facility, a senior’s centre, an art gallery, and office space.
-Construction of the interior courtyard has started.
-The expected completion date is the 2nd quarter of 2028.

214 Main St:
-Renovation of the old Winnipeg Hotel into a new Boutique Hotel.
-Restoration of the building’s facade started in Fall 2024 but construction appears to have stalled.
-This building is the oldest building in downtown Winnipeg, built in 1873, the same year that Winnipeg was incorporated.

109 Mayfair Ave:
-New 15-story building with 96 rental apartments.
-Construction started in summer 2024 and the structural components of the building have been completed. Work on the interior is ongoing.

-New 21-story mixed-use building with 214 rental apartments (86 affordable units).

380 Young St:
-New 7-story building being built next to the U of W. The building will be owned by Opaskwayak Cree Nation and will contain 69 affordable apartments.
-The building exterior is mostly done and interior work is ongoing. The building is expected to be finished on May 1, 2025.

Sutton Place Hotel:
-The original plan was two towers on a podium: The first tower was an 18-story hotel and the second tower was a 13-story short-term-stay residential tower with 130 apartments. The design has now been revised to a single 25-story hotel.
-Construction has kind of started back up, but things are moving very slow.

185 Donald St (300 St Mary Ave):
-New 14 story mixed-use building with 120 rental apartments
-The foundation of the building was mostly finished but then original developer went bankrupt. The building went up for sale and was bought by a new developer. Construction has now restarted and the structural frame of the building is going up quickly.

Marketlands South:
-Redevelopment of the site of the former Public Safety Building (currently a large gravel parking lot behind City Hall).
-Mixed-use building with 95 apartments and 20,000 sq ft of commercial space for art organizations. 48 of the apartments will be rent-geared-to-income.

138 Portage Ave E:
-New mixed-use redevelopment and addition to the existing heritage building located at 138 Portage Ave E.

-The old Bank of Montreal building at Portage and Main will be converted into the new home of the Metis Nation Heritage Centre.
-It’s hard to find information on this project but I’ve heard that interior work on the building has started.

In Pre-Development:

Portage Place Mall Redevelopment:
-Redevelopment of Portage Place Mall, including a new 15-story medical centre and a 13-story residential tower.
-The atrium along Edmonton St will be demolished and turned into an outdoor pedestrian zone.
-The section east of Edmonton St will become a medical services tower.
-The remaining section of the mall (west of Edmonton St) will contain a grocery store, Service Canada office, Manitoba Health office, Downtown Biz office, Downtown Safety Partnership office, Manitoba Housing offices, a food court, office space for lease, retail space for lease, and a some of the existing stores such as Shoppers Drug Mart and Foot Locker.
-The residential tower will contain 200 apartments, including 80 affordable apartments.

Forks Railside:
-Huge, multi-decade mixed-use redevelopment of several large surface parking lots at The Forks.
-Phase 1 of the project will have 10 new mixed-use buildings constructed.
-Water and Sewer work has been completed. Several buildings have had their zoning variances approved. Construction is expected to being in Spring 2025 with the first residents moving-in in early 2027.

Market lands tower is 148. Two floors were added from when 128 was announced. 16 stories.

Granite is technically downtown. 110 units.

Portage place residential will be closer to 20 storeys. 210 units.

Gets us over 3,000.

3000 times a maybe-conservative guess of 1.5 people per unit means 4500 new residents when all occupied. Even 3000 residents is substantial. Nice to look forward to.

Hokey smoke...3000 residential units downtown. That means 3000 new residents (approx.) if not more? People have talked about a level of 'critical mass' of new residents needed to turn the downtown around, attracting new businesses. etc. This has to be a pretty good step forward to that goal.

(a) The application intends to subdivide the property along the property line abutting 839 Taché Avenue westerly to the lane, creating a rectangular parcel (the Subject Property) fronting Taché Avenue.
(b) The application intends to close the portion of the lane west of 825 Taché Avenue and south of 839 Taché Avenue, to be consolidated with the Subject Property.
(c) The application intends to re-zone the Subject Property from ‘M2 – Manufacturing General’ to ‘RMF-L – Residential Multi-Family – Large.’
(d) The resulting Subject Property will be approximately 2,433± m² (26,191± ft²).
(e) Any agreements or conditions required by the proposed rezoning and subdivision shall be entered into with the City of Winnipeg or assigned to the successful Respondent and registered in series with the plan of subdivision at the Winnipeg Land Titles Office.

They are seeking a developer to build multi-family residential development with affordable housing though a land lease agreement where the city will retain ownership of the land, same model as the granite way project.
