I dig it - that setback (which I'm normally opposed to) really opens up the area (sure wish Burnaby could build like this). Looks great but such a shame that it has taken this many years to get approved. I've driven by that area a few times lately and it's just a bit sad now.

The initial rezoning application was submitted on November 14, 2023. It was revised in 2024 by 'shifting the towers further away from 10th Avenue, a reduced podium height, wrapping the retail space around the plaza edges, wider sidewalks along 10th Avenue, and adding a second underground parking entrance.' So it's been 16 months to process the rezoning, give the developer feedback on what needed to change to make it work better, receive the revised version, and get it to Council for approval. That's reasonably speedy for such a consequential project with a few things that needed to be sorted out with the design, and a fair amount of local opposition.

I swear I heard plans of wanting to develop this like a dozen years ago. I guess it wasn’t anything concrete.

Safeway closed in 2018. Sun Life's Bentall Kennedy was merged with their US GreenOak subsidiary a year later. There was obviously speculation about what would be developed, but nothing was public before a design was initially published in 2022, and submitted (with a quite different design) a year later.

Based on the Broadway Plan’s prescribed ratio, at least 20 per cent will be below-market rental units (about 90 units) and the remaining 80 per cent as market rental units (356 units).

A high ratio, 40 per cent, of these rental homes will be sized for families, defined as units with two or more bedrooms. The overall unit size mix is 97 studio units, 169 one-bedroom units, 137 two-bedroom units, and 43 three-bedroom units.
The stretch of Main between Terminal and Broadway continues to develop. Plenty more dumps to replace too.

I think it was on the Broadway Plan thread. That's the basis that it could be approved.

Nope, to be owned and operated by the City through the new Vancouver Housing Development Office. The Burrard & Pacific towers were the first proposal under this plan.

Wow. A 42 storey building in that area will really stand out. Hopefully, the design is something good.

If the Burrard and Pacific towers are an indication, they should be decent.
Not high design, but efficient and not bi-polar or schizophrenic wrt facade treatments.

They could but at the present height / density they can build 100% market rental under the existing policy and if they went for more height and density i believe it would trigger 20% below market rental.
