It was mentioned by one of the Instagrammers doing a walk-through before Civic Park Phase 2 opened that the Monarch opens in March of 2026, just in time for Fiesta.

Oh no! My perspective of this project just sank lower than Canyon Lake. I can't believe they are using EIFS to clad this thing. I was hoping for some kind of precast concrete panels. You have an (at the time) innovative hotel across the street and this thing is synthetic plaster on foam? Truly a let down for a building in such a prominent location. Edit: I'm hoping the base will at least be clad in stone, masonry or concrete panel.

I don't have to trust you. I'm quite familiar with the material and have had to use it twice. Once for a government project and once for an educational project. You use it when you're architecturally backed into a corner for cost reasons. Knowing Overland and people who work or have worked there (not recently, though), I'm pretty sure it wasn't their first material choice. The project was most likely value engineered into using it. You have to be very careful when and how you use it. If you try and do too much with it, it won't age well in terms of appearance. So for such a prominent location at the main entrance to what is supposed to be a world class park, its pretty meh. It's .... LOL.

I think even with the material if it's as you say subpar, the ground level interaction will make it a decent place. Looks like stacking water fountains here? And the interior definitely won't be cheaped out based on the renders, it'll look quite elegant comparable to what they're doing at the Gunter. But I guess only time will tell...

Not even close. The exterior is still not done. The interior is still got a long way.
Really sad that they couldn't have started this hotel sooner so it would have been available for Final 4.
