Only thing I can think of would be a new NBA/NHL arena there but we know that doesn't work considering the pending investment in the Delta Center.

I know Utah basketball might be looking for a new basketball arena and there's been speculation they could move downtown - though, I doubt they'd move that far west (and I'd be surprised if the new arena seats 18,000). And I guess they're not considered major league so that probably ends that speculation.

Yeah, it specifically says it won't be for college. My guess is a new RSL/monarchs stadium. That's really all it could be

Edit: I guess that doesn't make sense either because Ryan Smith isn't a part of the power district project. Hmmm....

I wonder if there was an oversight and they didn't update the language to reflect non-major league stadiums.

But I'm not sure what minor league team could play there. Like, the Bees are out - and no way could the market support two minor league baseball teams, let alone two minor league and MLB team.

I would assume the reduction in min capacity is to allow for an eventual NBA/NHL arena to be built. Nothing will happen for a long time, but maybe it's similar to the airport building the central tunnel LONG before ever actually needing it. They're getting the language approved now, so that sometime down the road, if SEG ever decided to leave downtown, the Fairpark spot would be ready with approvals to build a new arena. Any MLB stadium is going to need 35,000+ seats, the smallest "real" MLB stadium this year is Cleveland, at 34,830. The new A's stadium, if ever built, would be about 33,000.

Since the only thing big happening in this city lately seems to be the Delta Center renovation, an interesting tidbit was dropped today in a podcast interview with NHL commissioner Gary Bettman. Apparently they want to make the Delta Center have a capacity of 24000. Not sure how they would accomplish that, but that would make it the countries largest arena by a pretty large margin.

Yeah. I listened to that but I'm not sure I take it too seriously since it was just kinda dropped in there without any real information on where it came from (beyond hearing that Utah wants to have the largest hockey venue in the NHL).

I guess we'll see. We're approaching the period where they should start the process, which means I'm expecting some renderings soon:

Wow I like these a LOT. Very Scandinavian. I hope that's what they actually end up looking like.

Looks like the Wallace F. Bennett Federal Building and the Ogden IRS building have been deemed "non-core" and will likely be sold. Seems like an odd decision considering the GSA is also trying to terminate leases while mandating return to office. Even when the Moss Courthouse reopens as federal office space there will be a massive shortage without the Bennett Building.

Even more confusing after adding up all of the leased space downtown:



Squares are GSA owned space and circles are GSA leased space. All of the leased space comes out to almost exactly the floor space of the Moss Courthouse and about 2/3 the space of the Bennett Building. You could terminate all downtown leases and move that workforce into the Moss courthouse and it would be a huge win for efficiency. Instead they will try to close the Bennett Building and terminate leases inducing a 500,000+ sqft deficit downtown.
