As you can see, there are two apartment buildings planned for this lot. They will be interposed between the Fairfield Inn and Highway 15. The urbanization of the Highway 15 corridor between the Dieppe traffic circle and the cloverleaf intersection with the TCH continues at a rapid pace.
A mini tower crane is now on site.

There is an application before PAC for a small apartment building at 230 Lewisville Road.

Quote:
An application to build a three- storey multiple unit dwelling with 23 units.

Two variances are required:
1. to reduce the interior parking lot greening from 5% to 0%;
2. to permit parking in a side yard abutting a residential use.

Hi everyone, I thought this thread would be appropriate for my question.

I'm taking Civil Eng Technology at NBCC and I'm looking to do a project to redesign a road. I've picked the Elmwood - Granite intersection as the development in the area is going to put it at over capacity soon anyway. I know the city is currently conducting a traffic corridor study on the area, but I was wondering if there were any publicly available traffic studies/data on the intersection already and where I could get access to them.

Welcome to the forums.

I'm not sure where to point you, but, the Provincial Department of Transportation and Infrastructure would be a start. Elmwood Drive is a provincially designated highway, as is the TCH, so, DTI probably would have the information you are looking for.

As for the problem at hand, the Elmwood/TCH and Elmwood/Granite intersections are a tough nut to crack. Further road widening is hampered by the TCH overpass. They have already established double left turning lanes northbound on Elmwood to Granite, and signalization has already occurred at both intersections.

I personally don't think roundabouts would help at these busy intersections, and might only worsen confusion.

In many ways, the best way to mitigate the situation is to create a new interchange at McLaughlin/TCH. This would give traffic another access/egress to/from the TCH and decompress Elmwood Drive in the process. Widening Granite to four lanes would also be helpful.

Good luck!!!

Would a new interchange at McLaughlin be better served by having the top (westbound) off and on ramps connect to Granite's current western end, than through a signalized interchange at McLaughlin itself? Somewhere in the bottom SW of this lot perhaps?

Also, am I totally imagining a proposed eventual Granite-Queensway connection crossing Ogilvie Brook? If that's a real plan, let me know.

The following would improve lateral movement across north Moncton, and lessen pressure on the TCH for local travel. Even just going as far as Mapleton (3km from the current end of Granite) and omitting the additional lanes would do a lot.

3rd/turning lane on Granite (or 4, like you say)
McLaughlin-TCH interchange
Granite-Queensway connection at McLaughlin
Queensway-Northwood realignment at Mapleton
Northwood-Gorge connection (presumably where Richardson Lane currently is)

I think having a westbound on/off ramp on the TCH directly connecting to Granite would be preferable, yes. I have made this observation myself in the past. The eastbound on/off ramps would still have to be to McLaughlin.

No, there are no plans to have a connector north of the TCH between McLaughlin and Mapleton. The city would rather focus on the Vision Lands.

Thanks- and are there, more or less, McLaughlin interchange plans in the works? Or is that development between McLaughlin/TCH/Ashworth just planned with future ramps in mind?

Thanks for the information, MonctonRad. I didn't know that Elmwood fell under the province and not the city, so I am already more informed!

Nothing has ever been officially announced, but, there are very strong rumours that something is in the works by people who should know what is going on.

From Mayor Dawn Arnold's recap of Moncton City Council's meeting from tonight:

Quote:
In Planning Matters, there was an introduction of a rezoning application for 195-225 Léopold F. Belliveau Drive. And that was it! A short Public Session, but watch for the agenda for March 17 — it will be a doozy!

A big mixed use complex - four large buildings of six storeys, with 366 units and ground level commercial.

If they keep this up, they will have no choice but to put in the McLaughlin Road interchange........

The speed restriction on McLaughlin in front of the school is a pain, especially on a main artery into the city. Other schools zones don't have speed restrictions of 30km/h. Anyone know what the criteria is for 30km/h vs a 50km/h zone by a school?

Actually, I think the 30 km/hr speed limit during school hours is the standard. I agree however that this is a pain on an arterial like McLaughlin Road.

Anyone know of plans in the works for 161 Belliveau? It sold for $800K in July 2023, and it's the last undeveloped subdivided lot before extension is needed.

I presume any extension would be to the north into this lot that wraps around the school.

To the west, the current West Vision Lands outline indicates it should be mostly parkland, but a connector from Belliveau over (North Branch) Halls Creek to a realigned Crowley Farm Road and the 'Central Park' proposed neighbourhood is planned.

If I am not mistaken, the Vision Lands first phase will start at Robichaud Blvd and cross the West Branch. So I assume additional development of the eastern Vision Lands will go north, perhaps connecting to Kelly Rd.

Relationship to the Vision Lands

Quote:
The Noky Group plans call for a total of 366 residential units and 373 square metres of ground-floor commercial space.

"That will create a hub in that area for not only the the neighbourhood itself, but for for students who are just looking maybe for somewhere to go during their lunch hours," Dylan Geldart, an urban planner with the City of Moncton, said of the commercial space.

Geldart said the city envisioned higher density where the four buildings are proposed, while the south side of the street would be lower density townhouses and homes.

Staff recommended the plans be approved with a condition that only two buildings can proceed initially. The other two could be constructed once Leopold F. Belliveau Drive is extended into the Vision Lands.
Quote:
The phased construction would be among the terms of a conditional zoning agreement with the developer if the rezoning is approved by council.

Another condition is for the developer to pay $20,000 toward new traffic lights at the intersection of Leopold F. Belliveau Drive and McLaughlin Drive, which are expected to be installed this summer.

The agreement also calls for a right-of-way through the development for a connection to a future municipal trail.

Around all sides? Well, just off the top of my head, Hillcrest and Riverview Middle school don't. They don't want to slow traffic on St. George or Coverdale. Some schools do have 30 km/h around the entire school. Just seems to be inconsistent.

Beaverbrook on mountain road does, but nobody follows it.

As does Ecole Notre Dame and most people are going 80 or more before hitting the 50 and then 30 zone. No one slows to 30

Small note, I cannot imagine small businesses wanting to set up in this new development without the main street opening out at the other end (Morton, Crowley Farm or LJR).
