Canyon Partners, Gilbane, to Build in Austin

Located in the South Lamar submarket, the community is approximately three miles south of downtown Austin along South Lamar Boulevard.

Aer is positioned near major highways, including east-west Highway 71, north-south MoPac Expressway, and Interstate 35, allowing connectivity throughout the city and surrounding suburbs.

The community will offer direct access to retail and restaurant options as well as parks and hiking trails. Aer is a play on the word “air,” as a green belt will be featured behind the project.

Seems like it would be somewhere near Ben White / South Lamar / 360. I'm unsure where else would have "direct" access to the green belt.

Correct. Aer/SoLa is the same project.

Seamless Capital Proposing South Lamar Mixed-Use Project

A new mixed-use project is in the works for Austin’s South Lamar Boulevard, with plans for residential, office, restaurant and retail space.
Seamless Capital is developing SoLa Mixed Use, which could include hundreds of apartments and more than 100,000 square feet of office space in two buildings.
The Austin Business Journal reports the first building would be eight stories tall and consist of 387 multifamily units totaling 452,531 square feet. The second would rise five stories and consist of 102,440 square feet of office space and 4,480 square feet of retail space.
The project would take place on multiple lots on S. Lamar Blvd. and Skyway Circle — totaling about five acres (2800 S. Lamar shown). Existing buildings at those locations include commercial retail properties and duplex residences.

1700 S Lamar is on tap to be redeveloped by new owner Stonelake as well. 500+ apartments along with retail.

I remember you mentioning this one before as well. Hopefully a high quality design like the Bouldin.

Does that property include Snooze as well?

No site plans for anything on the site have been filed - so nothing is starting until at least late 2026 I would guess. All those nice renderings we saw were nothing but a vision used during the PUD zoning change process.

I asked my long-time checker at Sprouts if she knew when they were closing. She said they'd be there at least 3 or 4 more years. Supposedly the initial demolition would be over by Toys R Us and that office building. At some point another Sprouts would be built in that part of the shopping center and then the current Sprouts would close and move. Sounds like it's going to be awhile before the Sprouts/Olive Garden/Hunan Lion part is going to be demolished.
