They talk about the original look and feel of the dock. And how a new dock made of concrete and steel would not look like the old dock. Well not shit haha It's a dilapidated wooden dock.

They're potentially going to try and salvage some of the existing dock. That seems silly. Just a build a new, modern facility like we've all discussed. It also doesn't sound like they're proposing very much at the site.

Access to the river, an area for ceremonies, a pathway, a dock. Along the lines of what I had described previously. Please send payment to.. haha

I'm with pegster. Enough pining over historical preservation here. This is a wooden dock.

If you'd told the people who built it in the 1920s/30s that we'd be sitting with it closed for a decade worrying about preserving the "built heritage" of the "historic wood dock", they'd think we'd gone soft in the head.

That is the dumbest thing I have heard. Put in a dock that will function for years. I am not even sure what a historically accurate dock is...something that gets destroyed year after year?

Concrete, steel, fire and ice resistant. Make it for people to enjoy and not worry if it has been structurally compromised.

Another new Single-Room-Occupancy building from 2 Architecture. This one is on Sherbrook. They already have one at 350 River Ave under construction and one at 128 River Ave that has been approved.

It's an interesting business model. New SRO buildings are very rare. If a bunch of vacant lots in the North End, West End, Centennial, and Point Douglas get filled in with SRO buildings, I would say that's a win. Curious to see how much these rooms will rent for and if they actually fill up. I saw in a news article recently that the Manwin Hotel was renting rooms for $650/month, which is absolutely insane for something as sketchy as the Manwin.

I can see SRO catching on with students and people who would choose to live with roommates anyway. I live in a place that's technically an SRO and its been totally fine. Nice to not have to worry about covering rent if someone moves out, though it really helps that the landlord is careful about selecting new renters who will fit in with the rest of the house.

I'm a little worried about these ones, it would only take one bad tenant to turn it into a hellhole for everyone involved. I wonder if the owners will effectively self-regulate or if we'll need to push for SRO bylaws or if they get banned outright.

Agreed. I’m not in love with block long single massing in a residential neighbourhood. It’s pretty sterile.

I guess it has a brick fauxdium (love that new word) but even that is treated monolithically.
