this design is awesome. wonder what will become of 4980 Kingsway though given this building wraps around half of it

The overall masterplan concept submitted earlier suggests that it will be redeveloped into a highrise tower in a proposed phase 3.

But as you can see from the timelines proposed, that's waaaaaaaaaay down the road (75 years).

If they do stick to that timeline then in all likelihood no one reading this right now will be alive to see that happen

(....or phase 2 either)

I can kind of believe the timelines considering it's a family controlled business, I'm sure though those extremely long timelines are probably just to soften potential opposition to a larger development and warm the city up to the first phase. No reason the timelines can't be brought forward when the right market conditions come along, which will need to happen if they intend to build that much office space over the next phases. (and of course they'll likely pivot on the office component if that market doesn't ever recover)

Downtown needs a rooftop platform like this. The only public one is Waterfront Center and it's completely indoors and not even 500ft high.

Here's an updated submission for the Revs Bowling site redevelopment, one tower have been changed to rental.

Unit numbers are now 1190 strata, 243 market rental, and 235 affordable rental.

Is there a definitional difference between "affordable rental" and "below market rental"? This is the first time I've seen "affordable rental" used.

But councillors disagreed with staff’s recommendations and changed the inclusionary rates.

“You have given us your best advice,” said Coun. Sav Dhaliwal. “Council feels that in order to be an affordable community, we need more than that.”

are we going to see retail on Goring?

Seems like none of these new developments are taking much advantage of putting retail along Goring. It would be nice for all these hundreds of new condo dwellers to have a bit of a high street they could run errands on at the east end of the Brentwood area, since Dawson is turning into that further to the west.

convenience shopping and service needs and encourages social interaction within the
neighbourhood.

For the bowling alley site, there's a stream along the Goring frontage, so with setbacks, there isn't much space for retail along there on this parcel. They have a small amenity building there instead.

But the amenity should really be a retail shop/cafe, unless it's set back a lot from the road to allow park access.

The project had been going full-steam ahead, with construction supposed to have started in the fall, until last summer when it came to a grinding halt.

In August 2024, council looked at scaling back the redevelopment after the provincial government changed legislation, which affects how cities can use density bonuses from developers. It effectively means the city can no longer tap into that money in the same way, and the project is no longer fully covered.

Burnaby council has cancelled a $240-million plan to build a major community centre at Confederation Park.

Staff had recommended abandoning the plan to redevelop Confederation Park Community Centre, as not only have costs escalated since the project was first introduced, but the city’s usual major civic project funding source has run dry.

For the most part, councillors agreed with staff that the northwest quadrant of Burnaby won’t need another community centre because the Brentwood Community Centre has already been approved.

The project is still on the city’s long-term to-do list, as it is included in calculations for the city’s new amenity funding bylaw, a new mechanism by which the city will fund major civic projects through charges on development.

But the bylaw was just introduced last year, and while some money has collected in that “amenity cost charge” reserve, staff are not sure when enough will accumulate to continue with the community centre project.

“It all depends on development and economic activity,” Noreen Kassam, chief financial officer and deputy chief administrative officer, told councillors.

Kassam noted if the council decided to scale down the project and borrow money for a $160-million community centre, the total loan cost for an amortization period of 10 years would be about $200 million — for a “bare bones facility.”
