Smile NEW YORK | 3 East 54th Street | FT | FLOORS

I have always wondered when this PRIME spot would be redeveloped. It appears from ACRIS that Cohen also owns the adjacent parking garage located at 13 E 54th St.

As per Property Shark, the office building has about 290k sf, and it’s unclear how much buildable space the garage has. Clearly, though, a reasonably tall condo or hotel could rise here.

Nice. Given the location, the replacement tower should be very high quality.

I could see a major residential/hotel tower here, maybe even a supertall.

I agree, Crawford.

I wonder how many buildable square feet the garage adds to the 290k of the office building.

This should definitely be at least 800’ and maybe more.

I agree. The garage next door too. This is such a super-prime area. A 5-star hotel and condos would do great here.

Hopefully, whoever acquires title (assuming that the foreclosure is successful) will continue the redevelopment. A very high-end hotel and condo would do very well here.

In any event, the foreclosure is, presumably, why demo has been in abeyance.

Gary Coleman is one of the best little dudes that ever was, that's for sure. He had a kickass model railroad when he was older too.
