Tiny population, but growth is very promising. I brought together Channel District, just east of Downtown, in former dockyards or something like that. It's under a condo boom and already reached high density.

Strategic Property Partners, LLC (“SPP”), the developer behind the Water Street Tampa mixed-use development on Tampa’s waterfront, announced move-ins of its first residents to Asher, the newest collection of rental residences in the 56-acre live-work-play neighborhood.

Amenities at Asher include the neighborhood’s largest rooftop pool deck with over 70 lounge chairs, a media lounge and beautifully designed co-working space with private conference rooms. Move-ins and in person tours are now underway at the building, following a highly successful pre-leasing period.

Groundbreaking Set For March 6th On 50-Acre Gas Worx Mixed-Use Development In Ybor City, Tampa

The excitement is building in Ybor City, Tampa, as preparations are underway for the official groundbreaking of the highly anticipated Gas Worx mixed-use development. This 50-acre joint venture between Darryl Shaw and D.C.-based KETTLER will break ground on March 6th. It will be attended by several distinguished speakers, including Tampa Mayor Jane Castor and the founder and CEO of KETTLER, Bob Kettler. The project’s design is in the hands of Design Collective as the architect, with Bohler serving as the engineer. Sasaki is handling the urban planning and design aspect of the project.

The first phase of construction comprises over 700 residential units across two buildings. The first 317-unit apartment building within Gas Worx is scheduled to be delivered in 2024, marking the beginning of a new era for Ybor City. The entire development will yield roughly 5.9 million square feet.

“We are excited to continue moving forward with a development that will not only compliment and honor Ybor City’s character and rich history but also help to connect the surrounding neighborhoods,” said KETTLER Senior Vice President Graham Tyrrell. “When completed, Gas Worx will be one of the most walkable neighborhoods in Tampa, with priority given to pedestrians and bike traffic while adding needed greenspace in the city’s urban core.”

The response to Gas Worx has been overwhelmingly positive, with Shaw stating, “The positive response Gas Worx has had from the Ybor City neighborhood, and community leadership has been astounding.” This new development, located between the Ybor Historic District and Channel District, will bring much-needed growth and development to the area, offering nearly 5,000 new residences, over 500,000 square feet of office space, and 140,000 square feet of retail space.

Gas Worx will feature a dynamic mix of office, residential, hotel, and retail spaces. At the heart of this development is the rejuvenation of a 1950s warehouse covering 70,000 square feet. This space could be transformed into a thriving food hall or market, possibly incorporating office space, hotel rooms, or residential units.

The groundbreaking of Gas Worx marks the start of a new chapter in Ybor City’s history. The development is poised to bring new life and energy to the area, offering residents and businesses a modern and vibrant community to call home.

Site Plans Filed For 33-Acre Mixed-Use Waterfront Development ‘Ybor Harbor’ In Tampa

A rezoning application for Ybor Harbor, a dynamic new 33-acre mixed-use waterfront development surrounding Ybor Channel, was filed with the City of Tampa late Thursday. The project, at the northern terminus of Ybor Channel, is being developed by Darryl Shaw and could yield up to 6 million square feet, including 2,586 residential units and 140,400 square feet of general office, 375 hotel rooms, and 292,260 square feet of commercial retail space. Working with Port Tampa Bay, the Ybor Harbor plans envision opening a section of the waterfront to the public that is currently restricted. Activation will include a boardwalk with restaurant and retail uses, piers, boat slips, floating docks, and green space.

“Ybor Harbor is a transformative new addition to the fabric stitching together our urban neighborhoods from Ybor City to the Channel District, Water Street, Gas Worx, and our downtown core. Our focus is on creating a vibrant neighborhood, enhancing connectivity, and bringing the public to our city’s cherished waterfront,” said Shaw.

Building heights within Ybor Harbor will vary with the maximum determined by the Federal Aviation Authority, as the project is located entirely outside the Ybor City Historic District.

Adamo Drive bounds the subject property to the north, North 19th Street to the east, Ybor Channel, East Harbor Street, Sahlman Drive to the south, and Channelside Drive to the west. It comprises ten parcels of land located at 610 Harbor Street, 1616 Penny Street, 1625 East PennyStreet, 1705 East Adamo Drive, 1026 North 19th Street, 608 North 19th Street, 1821 East Sahlman Drive Unit 101, and 1821 East Sahlman Drive Unit 102.

Gas Worx will rise on this desolate swath of urban land between the Channel district and Ybor City, connecting the two neighborhoods with new apartments, office space, retail, restaurants and public parks. Darryl Shaw, the cofounder of BluePearl Veterinary Partners, spent years assembling the land that will be Gas Worx. He's partnered with Washington, D.C.-based Kettler on the development.

The district will span 5.9 million square feet across 34 acres — generally north of Adamo Drive, west of North 15th Street, South of East Fifth Avenue and east of East Scott Street. A 317-unit apartment building with 2,500 square feet of retail space is under construction; the next phase of construction will build 800 apartments in four buildings and revitalize a historic warehouse with office, retail and restaurant space.

I don't know if there is a forum for St. Petersburg but this is of interest. It looks like baseball stadiums are getting smaller-- this would have a capacity of 30,000 seats.

"ST. PETERSBURG — The Rays are set to make a major announcement Tuesday regarding completion of a deal to build a new stadium in downtown St. Petersburg.

The stadium would be built near the current Tropicana Field site as part of the redevelopment of the 86-acre Historic Gas Plant District and open for the 2028 season.

Based on preliminary information shared in January, the stadium is expected to have a fixed dome roof and artificial turf field, seat around 30,000 and cost in excess of $1.2 billion, with contributions from the team, St. Petersburg and Pinellas County..."

Preliminary Plans Revealed for a Hotel Building at 111 N Meridian Ave in Channelside, Tampa

A rezoning application was recently filed on January 20th, entailing a proposed hotel featuring extensive retail space along N Meridian Avenue and hotel amenities and rooms. An original rezoning plan was approved by the Tampa City Council in 2019, outlining a first phase that later constructed 330 units and a phase two featuring a mini warehouse facility with ample commercial space. As per a new rezoning application, phase two will instead create a close to 500,000 square feet building (495,132 SF) designed by Gardner Brewer Hudson and developed by McKibbon Equities.

According to the property’s site data, the project will include 304 hotel rooms, 35 parking spaces, 13,000 SF of retail on the bottom floor, and a 4,800 SF ‘AC Cafe’ along East Washington Street and North Meridian Avenue. Likewise, a large sidewalk lining newly planned landscaping will compliment the project’s massing. The development will request no waivers, with close to zero setbacks along any portion of the development. Uniquely, the site plan hints at the hotel being an ‘AC Hotel’ with the projects name being ‘MHG Tampa DT ACH-MX, LLC’ and the site plan showing an ‘AC Cafe’, albeit it’s all speculative and naming isn’t confirmed.

Elevations draw out a 13 floor tower measuring 164 FT to the building’s parapet or 148 FT to the roof. Because the project is preliminary, rendering unfortunately aren’t available. Current processing status indicates the project is in its earliest stage: application review and traffic analysis, with closure occurring in the distant past.
