Thanks. I wonder what Viacom’s HQ plans are. Even if, as I hope, SLG does not get the license, Viacom’s lease expires in 2031. The company seems to be in poor shape. Nonetheless, I wonder if they’d consider leasing space for top executives and for studios that broadcast live shows at 175 Park.

This would be an amazing setting for live shows.

The DEIS also explains mitigation plans. Approximately 1.3 million people live in Nassau County, with just over 32,000 living in Uniondale, according to the 2020 U.S. Census.

The DEIS calls for the creation of new public spaces, generation of county and public jobs, and beautification efforts.

Throggs Neck does have nice skyline views going for it. Everything else about this spot is going against it though. You gotta love how they photoshopped the Whitestone Bridge out of that rendering.

He said the high-stakes process that will unfold over the next 12 months is significant in many ways, not the least of which is the “simply breathtaking” scope of some of the 11 ambitious projects vying for approval.

Williams said the projects will be graded on qualitative characteristics, including architecture and design, “the relationships that they have with local communities, with unions, how the different projects integrate into something as simple as traffic and sewer and water, and fire and police protection.”

But the most important factors for any bid are quantitative and relate to economic development, Williams said. Those include the size of the capital investment, the revenue generated for the state and locality and the number of “quality” jobs it offers, he said.

All project proposals must be officially submitted by June 27, according to the Gaming Commission. Initially, each bid will go to a community advisory committee composed of members appointed by Gov. Kathy Hochul, as well as to state legislators and certain local officials. In the case of New York City-based proposals, those include Mayor Eric Adams and city councilmembers for the area.

Each community advisory committee requires a two-thirds supermajority to advance a proposal and must do so by Sept. 30. From there, the remaining proposals head to the Gaming Facility Location Board, headed by Vicki L. Been, the Judge Edward Weinfeld professor of law at NYU's School of Law.

By Dec. 1, that board will in turn recommend up to three applicants for licenses by the state’s Gaming Commission, which has until the end of the year to issue final approvals.

One of the wildcards in the process concerns taxes. Along the way each gaming company must propose its own taxation rate for a project, which Williams said was a “fantastic concept” developed by state legislators looking to add an additional competitive quality to the process.

Those funds could significantly add up. In the case of mobile sports wagering, Williams said the 51% tax rate implemented in 2022 has since generated approximately $2.5 billion in taxes.

Revenue generated by any casinos will go to public schools across the state as well as mass transit and treatment for — addiction.

Makhnin said she supported the 2009 Coney Island rezoning, which included rezoning one of Sitt’s properties to make way for a large hotel — which was never built. Years later, residents criticized Sitt for leaving other properties on Bowery Street undeveloped and dirty.

So let's see. It's "You never did anything for me", but when you try to do something it's "No, I don't want you to do anything for me, because you never did anything for me." Stupidity at its finest. They better hope this goes through, or those lots will sit just as they are for the forseeable future and beyond.

Rebecca Pryor of Guardians of Flushing Bay said the land is in a flood plain and former wetland that has been increasingly vulnerable to flooding. She and others said a massive development project could overtax things like the sewer system.

“It will increase flow to an overwhelmed sewer system that lets out into Flushing Bay,” Pryor said, adding that the system already dumps two billion gallons of raw sewage into the bay per year. But supporters said green space would absorb more rain and hold in less heat that an asphalt parking lot.

Former New York City councilmember Robert Cornegy is a consultant on the Coney Island casino bid. He said that his current role was an extension of his work on the City Council, where he chaired the NYC Minority and Women-owned Business Enterprise (M/WBE) Task Force.

The Coney, Cornegy explained, would improve the quality of life for residents by creating $30-per-hour union jobs while ensuring that minority-owned businesses are part of the project.

“My role here is to ensure that there’s M/WBE participation and that the community is represented in all phases of the project,” Cornegy said. “The M/WBE participation portion of it, which I get the most excited about, is having small, minority-owned businesses represented in the project, whether it’s on the casino floor, as in restaurants, or whether it’s helping development.”

For Cornegy, the project is not only about providing low-income residents with upward economic mobility or improving infrastructure; he is also excited about bringing a “world-class” entertainment venue to Coney Island.

“[Coney Island] has been deemed an entertainment district since I was a child and before I was a child. So actually, it’s consistent with what the fabric of Coney Island has been,” Cornegy explained. “Generations of families have come to Coney Island to celebrate and to be entertained. [The Coney] is just an elevated opportunity for that to happen.”

Maybe part of the problem is that it's kinda ugly. The opposition isn't wrong about that. I think if they went back and designed it to be more of a nostalgia trip people would warm up.
