Is our housing industry really firing on all cylinders right now anyway? There is certainly activity going on but I don't get the impression that the level is unprecedented at all. I've seen huge housing booms before and this isn't one of them. Certainly not relative to our population growth which really was unprecedented until very recently.

Not too many surprises here.

It looks like St John's had some impressive growth over the last year, and K/W is about to be Canada's new 700,000-person city. Winnipeg is getting close to 1m, but its growth will slow considerably in the next year, so it may be a while until it reaches that number. The Vancouver/Fraser Valley region has seen some significant growth over the years and sits at 3.45 million now.

Oh, Saskatoon, what to do with you. Looking relatively peerless on that list. Too big to be lumped in with the Kelownas and Kingstons; too small for the Victorias and Halifaxes.

Very interesting to see Calgary solidifying its lead over the others in its cohort, but it isn’t particularly surprising though. Kitchener is also very clearly exploding, and I wonder how much longer it will be until StatsCan redefines the CMA to include Guelph.

What is most surprising in the data to me is seeing Barrie and Kelowna coming close to overtaking Regina, and Brantford coming close to overtaking Guelph. Brantford’s growth over the past few years in particular has been pretty insane.

Toronto CMA growing by 524,367 people in three years is wild. That's like adding Halifax (2024) in 36 months.

Moncton is the second fastest growing CMA in the country (after Calgary).

The ISQ has just released its 2024 population count for the administrative regions. They have the Agglomeration of Montreal at 2,200,807, or +91,300.
The Greater Montreal Extended Area now at about 5,2M. The farthest city is no more than 70km from downtown Montreal.

This might sound like an easy/obvious question, but how does Statistics Canada calculate annual demographic growth rates? I'm only asking because I come up with slightly different figures when trying to calculate the rate.

Good to point out that the agglomeration consists of the Island of Montreal on which the city (pop. 1.95M) is located.

That 5.2M figure, while not an officially recognized economic region, is a good comparison to the Golden Horseshoe or the Lower Mainland.
