It’s not the density I have a problem with here. It’s the bland lifeless drabness. Also, have more varied floor plates and build out to the property linee so it’s not all point towers

Brentwood gets a pass because our landscape designs are MUCH better and pedestrian-friendly than Toronto's/Mississauga's.

I've given up on the tower designs and density placements. in Metro Van.

At least Metrotown tries its best to look like a downtown...

Seems appropriate to rezone this mini retail strip on Sunset St./Burnaby Hospital to add density since we'll be introducing a lot more healthcare jobs soon.
The hospital's location is pretty terrible in terms of using public transit or walkability

The image provided is a bit deceiving, and the site plan lays out a better perspective.

The "urban public realm" is on Dawson, which is not a part of this phase of project. This site is sandwiched between two rail lines, and behind Fulton House (which has a great street interface, IMO - so having a cul-de-sac tower-in-the-park development is kind of granted here.

Since there is only a small roadway access via Madison, and no lane, this makes sense.

I think most Brentwood developments have street-fronting townhomes.

It is serviced by the 25, one of the busiest routes in the region, that goes down Kincaid with 15 minute service (or better) all day. There's also the 28 which has stops right out front with 15 minute service, and the half-hourly 129. That's pretty good service compared to some other hospitals in the region (looking at Peace Arch, Eagle Ridge, Langley Memorial). It'll also likely be decently near a stop on a future Willingdon BRT/Skytrain.

Burnaby's spaghetti mess of a road network and very North American suburban style of development really hinder that though. Although anyone in the eastern half of Burnaby is probably going to end up at Royal Columbian instead.

4900 Kingsway - Kingsway Plaza

We finally have a bit more information on this proposal.
This is now being submitted as an independent rezoning, not part of a master plan rezoning as was previously submitted.

-72 storeys
-9.1 FSR
-469 units comprising of 169 strata, 170 market rental, and 130 non-market rental.
-345,000 sqft commercial

LOL, that's great! If I recall correctly, they had planned the second phase to be completed across the 21st century.

Yes, this includes the western half of 5000 Kingsway Plaza where the London Drugs is.

Dang!

That's going to be one tall intersection with this tower sitting across the street from Concord Metrotown's Grand Tower.

And with both sitting on Metrotown's ridge, they'll be visible for miles across the region.
I wonder what's going to be proposed for the Northeastern corner lot of Kingsway and Nelson, where the Chongqing restaurant and surface parking lots are whenever they eventually decide to redevelop that corner lot.

Alos, if I'm reading that schematic diagram correctly, it seems like the Dental building at the NE corner of Nelson and Bennett will not be demolished as part of this development phase, nor will the RBC bank and office building on the eastern side of the parcel on Marlborough.

(at least not for this phase, it seems.
The previous masterplan seemed to indicate that eventually even that building will be redeveloped into a highrise tower, if I recall correctly.)

Maybe the plan is to retain both dental buildings (across the street from each other on Nelson Ave.) and not redevelop those lots they sit on

Semi-related to that 4900 Kingsway development, the new playground at Lobley Park is sadly under built for the density around it. It's a nice little park that's going to be totally undersized for what's coming and even for what's there now (it's going to be packed during the summer).

The Brentwood developments are bad enough for green space but Metrotown is headed the same way - a total lack of adequate amenities for what's being built.

I always viewed it more as an amenity specifically for those houses and homes that sit just south of the park on Grimmer, and maybe the lowrises that sit across the street on Marlborough (soon to be redeveloped into highrise residential towers).

Most of the tower developments in the immediate surrounding area already have their own amenities including exterior playgrounds anyway, so I imagine this was probably a factor in consideration when it was getting improved and renovated.
