My guess is they've been in a holding pattern with the St Paul's construction, and that this will allow them to move ahead with the east tower.
It could be a degree of caution to avoid overextending themselves financially too. It's not a neighborhood that has much new (and therefore, more expensive) market rental residential development, so building an initial tower will allow them to confirm they can move forward with the second. They're also the first offering to test the market for healthcare offices.

The other Prior Street office building (already about 50% completed) that was initially offered as healthcare offices was taken by a US medical device company in its entirety, so these will be the first market office spaces near the new hospital.

Finally some movement at "Sixteenth and Cambie", as it is now being excavated. That lot has been vacant for many years now. It was a Chevron gas station before.

The spillover effect from the Broadway corridor will be strong, so I would expect a lot of development south of 16th Ave. There will be a high demand to live very close to what amounts to another downtown.

They didn't need a rezoning.

PCI has a lot of huge projects in the bank it'll be interesting to see how soon it gets built.

VCC Centre for Clean Energy and Automotive Innovation (CCEAI)

This evening, working an office space on the 6th floor of the Vancouver Community College 1155 East Broadway.
I (holy man) see a hole, I capture and post, but I have no info, it looks like a large project.
The building in the background, I've seen posted on SSP.

They'll have the view of the mountains until PCI and Low Tide construct these buildings where the Rogers vans are parked in your picture. Then they'll be peekaboo views.

The other building is a mass timber building that will be the new ICBC head office.

Nice building, I like it, 'no fault insurance' is benefiting the crown corporation and I'm enjoying the lower payments on my insurance, as long as I don't get seriously injured in an accident

It's a really nice, convenient place to live.

We're now entering a period of massive transformation. It'll be interesting to see what the China Creek area looks like when the Skytrain extension is finished, along with all of the proposed projects surrounding VCC station.

20% Below market is 80 units, that's pretty significant. Hard for the City to say no IMO. A bit of retail and office makes sense.

The parties then entered into a sale agreement for the purchase price of $14,000,000. Later that month, Colliers and Landa Global agreed on a $35,000 break fee in the event the sale falls through for any reason, and Colliers agreed to provide a commission rebate in the same amount if the court ultimately approved an offer from another party at a purchase price of $14,035,000 or less.

The sale did not fall through, however, and the Supreme Court approved the sale to Landa Global — as Landa (2465 W41) Holdings Ltd. — for $14,000,000 on November 21. After an extension request, the transaction then completed last week on January 9.

The sale price was on par with the BC Assessment valuation of $14,143,000, which was dated to July 1, 2024 and was a decrease from the previous year's valuation of $16,747,000.

According to court documents, the amount owed as of November 21 was $14,987,981.72, with interest accruing at a daily rate of $3,800. As a result of this and the sale price, CMLS Financial suffered a shortfall and subsequent creditors were unable to make any recovery.
