The SFH's on Gull Lake Rd have been objecting about the size and scope of the project (basic NYMBY stuff).

While we're talking about the area, UM Properties is asking for a variance to have an extra lot included in Phase 1, good sign that that there is some actual progress and interest in the development?

Interesting, Block 6 Lot 3 is located behind Victoria Hospital, not with the rest of the lots in Phase 1. Maybe they had some interest in developing that specific lot.

Well you might be getting want you want. From the variance application:

I'm very curious to see what the building will look like. It's been decades since a new apartment building was built on Ellice or Sargent. The meeting date is on Jan. 28, so we should be able to see the submitted drawings by Jan. 22 on DMIS.

Is it coincidence this came back up precisely as the Variance hit the public notice board haha

The lot area per dwelling (713 sq ft) is only giving me 14 units for that property. Unless my math if off. Lot are is about 10,000 sq ft. Based on the variance, the building is pushed to the Ellice and Victor property line with parking in the back.

Maybe a few floors of office or other, and a 2-3 floors of residential.

Nice to see the West End get some love! There are a couple of new builds just north of Ellice, a 3 story on Maryland in behind the Spence Neighbourhood Association that was just built, and another one being built on Sherbrooke across from Feast where an older apartment was burned down. Not sure how big this one, but a sizable foundation had been poured and are now starting to work on the first floor.

I looked that one up and according to permits online it’s just a direct replacement 3 stories. Still better than an empty lot!

Does anyone know if Buffalo Crossing is complete? The completion date was set for "beginning of 2025." I assume they will want to twin McGillivary too.

First quarter of 2025 was the scheduled completion date and their web site does not indicate any change in that. I have no idea if its on schedule or not.

It received traffic signals already in 2024 to allow a safe entry / exit to the location

That's the Fort Whyte thing?

One thing I noticed with the McGillivray twinning is that it's only the Provincial portion being twinned. It goes back to two lanes prior to the City boundary. One would assume the City would be more involved as it also impacts Bishop Grandin extensions. But again it's off City land so maybe not.

One thing that irked me with the McGillivray twinning is the future intersection of the beltway and McGillivray. They propose a diamond interchange with the lights on the beltway vs being on McGillivray. They're also proposing 7 sets of traffic lights on McGillivray, I shit you not.
