Nice find. I've been wondering what was up with this project since the zoning was approved in February. That company's website has a 50+ minute webinar for potential investors, but the presentation did not leave me with positive vibes.

For what it's worth and I'm not sure if it's important (and it probably isn't) when this property was originally developed in the mid 1970's the hotel was a Marriott. After a few years it changed owners and was re-flagged a couple of times now I think it's now a Radisson.

Any of you permit wizards know what is happening at 1614 + 1616 Lavaca. Permits on the building suggest they are being combined for an "entertainment space" with a roof top patio.

I looked through the site plan, and it appears to be a private club with four VIP Suites that are basically motel rooms. In addition to the VIP suites is a bar/lounge, dining area with another bar, kitchen, game room with a golf simulator and the deck. Seems to be an extended stay party place. It's also called "The Boot" which would imply the giant boot sign out front is staying.

There are a lot of permits filed for both addresses. But this one for 1614 Lavaca has the best info:

Not sure if this has been posted but the site at the corner of 3rd and Trinity across from convention center has been demoed. I believe it was Micheladas restaurant/bar.

That would be 2nd & Trinity. The building became a hazard after it was closed for the Conrad project and was likely demo'ed for code violations, fires, etc.

You are correct, sorry for the inaccurate location. In any case, I'd hate to start any sort of project at that location anytime before 2028 with the convention center project in full swing.
