I love how the render shows a bike shop in one CRU, with bikes parked outside. I guess if the old stockyards area gets redeveloped, this could become a bikeable area?? Who knows, maybe with bike lanes on Marion??

Isn't that the plan with bike lanes running N/S (Archibald) and E/W (Marion) from there?

Bike path is proposed on the south side of Marion. And residential area also on the south side of Marion. So yes to both of those points. But in line with all the other recent newer CRU's, they are expensive and have trouble getting leased. Will a bike shop work, who knows. Interesting development though.

The part from Youville to St. Mary's is fine I guess. Note they didn't end up expropriating the lad at Youville to flatten out that curve. It's on the old alignment and is tight for trucks to get through there. They have to use both lanes most of the time.n

At risk of muddying up this conversation further. What is the plan for the bike lanes on Provencher. They just re-did the side walks. Would seems wasteful if they plan to go in and put bike planes in sometimes soon. Maybe they just remove the curb land and add more concrete or something.

Thanks for the info about the bikelanes in that area. I don't get out to that area very often, but last time I did, it wasn't very bike friendly. The 3 CRUs on this proposal seem weird for that area, but I guess with the redevelopment of the stockyards, there could be demand for some retail space eventually. But yeah, seems weird for a bike shop. There's also a barber shop and an electronics store in that render. Dare to dream, I guess.

I think it's just rendering fluff of what could be. Probably get a cannabis shop in there.

Ha ha. I designed that Bockstael office. Hence the aspirational bike shop tenant. It won’t look like that anymore. Will be two stories all the way across. Hopefully it will still be nice but we will see.

Love the look of it! That area of Marion is a disaster, lots streetwise needs to be done, hopefully this is a start.

Probably (and thankfully) not a cannabis shop, the market is saturated. There's a new one supposedly opening up in the apt building on Des Meurons/Goulet but it's empty, with a "coming soon" sign up since last summer. Nice to see new development in that area, it could do with some rejuvenation. I wish the Chalet Hotel would call it a day.

There's a variance application on the city website for almost 300 new units at Markham and the SW Transitway. Slowly but surely, the number of TOD projects seem to be growing.
