AllNewBrunswick has a new headline saying that Slate Office REIT has pulled Brunswick Square off the market. Anyone with access to the article?

No, but a strange move if true, I believe they lost 182 million in Q3..... unless they are in negotiations to be taken over?

Someone who is a realtor commented this over on Retail Talk and Share:

“limited equity after they pay off the debt. They were only selling to reduce debt & increase their liquidity to shareholders. That wasn’t done. There is a new chairman of the board, George Armoyan who’s the largest owner of the stock. He must have some plans. He’s a huge developer in Halifax & Montreal.”

That huge space cannot support a mall, so it would seem. Or office space since the pandemic totally changed the office dynamic. Turn it into condos maybe? Strike a deal with the hotel and allow residents to use the hotel amenities.

Looks like that Charlotte Street development fell through. Plot is for sale again.

They were unable to pre-sell the homes. I guess people didn’t want to commit to $800k for something not even built.

The price was a bit steep. Queen square is beautiful and I am sure it would be a nice build with great finishes, but to the best of my knowledge a townhouse uptown has never sold for over $411,000.

Not quite true. I restored a townhouse at 97 Hazen and sold it for $448K in the fall.

Regarding this lot, the issue is the owner would not build without pre-selling at least a couple of the townhouses. I don't think (this is conjecture) he was willing to go to the bank and get a ~$1.5M construction loan without a guaranteed sale or two. And his prices were astronomical.

Stay tuned regarding this lot and the existing plans, though.

Definitely would be an amazing place to have a condo on the upper floors. Still think it’s worth building up to somewhere near its designed potential of 36 storeys. It’s a unique opportunity that not usually an option with other buildings.

It definitely can’t support a traditional mall at that location, but if there were hundreds of housing units on top of the shops and food court, they’d get quite an infusion of customers.

I still wonder if there’s the possibility for an IMAX movie theatre. It would take up like three floors, but it’s a good location. Also, living in the same building as an IMAX would be an amazing.

Seen multiple comments online that Service New Brunswick is moving their SJ branch in 2026. (They are waiting for their current lease to expire in 2026).

Leaving their long time uptown location and moving to the former Loch Lomond Mall across from the SJ Transit building on the east side.

I hope that isn't the case, Service NB deserves to be in the city centre where it is walkable with great access from all areas. That being said, at least Loch Lomond has good transit routes and isn't too far out of the core.

This story says 181 Union not 183 as earlier reported but in any case it appears to slated for demolition quite quickly. Hope it doesn't turn into yet another uptown vacant lot that sits empty for years.

181 and 183 are the same building.

Apparently 185-187 (the Max Pub, formerly the Iceberg) suffered extreme water damage during the firefighting effort. May face demolition too.

Quite a large vacant footprint then if that happens. No great loss about the Max pub from what I've seen when driving by.

Maybe something good will come of this......fingers crossed.

Including the goofy little city-owned parking lot on the other side of the Max, we're looking at a 120x100 space. That's really substantial.

Same with the 80x80 pair of lots on Union and Coburg, but IIRC that one's waiting on a certain obituary to be printed.

What's the status of the old Ideal store (more recently the Scout Shop and Bike Works). I wonder if it is still in relatively decent structural condition? It would be the only building still standing on the block between the 60's office building on the corner of Coberg and Tops on the corner with Waterloo. It's a pretty impressive building......(I think the stone says 1880) Maybe if something decent got built beside it it might be a candidate for a full rehab
